Does any one have Lisa Duncan as their negotiator? I need a contact # or email address for her. I have had a 2nd mtg pending approval from Wachovia since 7/27/09 and just need the approval, already have the approval from Ocwen whom is the 1st lien holder. Thanks

Found out today that all pending short sales are not moving until after October 1st 2009. All Wachovia short sale files will be moving over to Wells Fargo starting October 1st. I am really mad that the last two weeks they have been giving me a line a crap now to find out that my Fannie Mae file is now going to be on the bottom of the Wells Fargo pile. I wonder if Fannie Mae knows what the servicers are pulling. I am looking for a Fannie Mae POC to make formal complaints to on our short sale files.

I need help. We have a Wachovia loan of $3.7 million. Offer is $3.6 million. BPO is going to come in at $2.8 million!

Now I want to get Wac to pay attention before we all lose money. The buyer is on a short fuse, thus the premium. But WAC says its 60 days to GET a negotiator and then they order the BPO. Anyone have a backdoor to Wachovia so we can save a great commission and taxpayer / investor money?

Let me be upfront about this. I've only been a realtor since November, 2005. I was in the graphic arts and printing business for 35 years. I retired in 2004 and took a year off before getting into real estate.
So far I've find it to be an interesting and challenging business. And no, it's not my fault the market went down after I got my license. I went through the same ups and downs in the printing business at least four times over my career.
In the early 90's the graphic arts business got hit hard and the number of printers went down by about 25%. They are still recovering. The survivors expanded their services and found new ways to market themselves.
That's why I'm interested in short sales and foreclosures. They can only increase my workflow and income streams.
I'm open to any referrals or suggestions. from veterans of short sales and foreclosures.

I live and work in suburban Philadephia, PA. Most of my work is in Delaware, Chester and Montgomery counties. Short sales have not hit the area hard. About 7-8% of the current listings in those areas are short sales.

As of yesterday 8/5/09 Wac told me that on 2nd's they are not releasing liabilility
