Lynn Pineda replied to Wendy Rulnick's discussion Fannie Mae and Freddie Mac Control MLS Market Time
"Harry, I'm not sure what you mean by no regulation whatsoever. I agree with you that steering distressed properties to insiders who want to steal the properties is not a good thing and can be easily rejected when an appraisal comes back on the…"

Lynn Pineda replied to Wendy Rulnick's discussion Fannie Mae and Freddie Mac Control MLS Market Time
"Hi Wendy, you know how I feel about this after our discussion over on your Google+ Short Sale Community. This attempt only tries to manipulate the market and doesn't let the market run efficiently on it's own."

Lynn Pineda replied to Lynn Pineda's discussion Must be late says Ocwen in the group OCWEN
"Kevin, I've had Short Sales approved while customers were current as it just made sense as they had a hardship and I'm not talking about say the strategic default when a borrower just wanted out of their home. For example, my example…"

Lynn Pineda replied to Lynn Pineda's discussion Must be late says Ocwen in the group OCWEN
"Hi Jen, it's incredible isn't it? Instead of being proactive to lessen losses lets just wait until we're late a few months and then approve; nothing has change other than Lender being out more money. Not a very good business decision…"

"Hi Lynn, I just went through this very same thing with OCWEN. Our client was only 30 days late when we started the process with OCWEN.  Like your story, they didn't feel the need to tell us she was "not delinquent enough" until…"

Must be late says Ocwen

I thought the days of Lenders demanding that you be late was over particularly with even HAFA relaxing the rule in Nov. I have a customer who is current yet they have to move out of state to care for a sick family member and will be taking a new job there too. Even after just the day before ordering a BPO which was completed today, Ocwen initiated a denial letter today because they can currently pay mortgage so I have to go through the process of  getting them to see that delinquency is…See More

Lynn Pineda replied to Kathy Marlowe's discussion BofA not wanting to pay FL incentive as promised

Lynn Pineda replied to Jeff Payne's discussion If you could ask Bank of America one question, what would it be?
"So many questions Jeff, but I"d ask: Do you think there will ever be a day where the Short Sale routinely gains written approval of a Buyer's contract within less than 30 days and what would the criteria be in order to meet that goal?"

Lynn Pineda replied to Jeff Payne's discussion Do we as agents put ourselves at risk by marketing ourselves as something we may not be?
"Good post Jeff. I feel that if you tout yourself as an Expert or Specialist you'd better have the education and experience to demonstrate such and be able to back it up. If you claim to be an Expert in any area and you do not have the…"

Lynn Pineda replied to Eric Mieles's discussion Are We Now The Problem???
"Hi Eric. Absolutely! You shouldn't get hammered ... it's the Agents handling Short Sales in a less than mediocre manner that should be hammered! If these Agent only understood that it would be better to pass the baton to a Short Sale Agent…"

How does the progress of Short Sales compare with stages of a business cycle?

How does the progress of Short Sales compare with stages of a business cycle? Okay, granted, a Short Sale is not a product or a service that a business would seek yet shouldn't it run perhaps parallel to or in sync with the stages of a business cycle?

Stage 1 - Start up or…

1st Position Lenders ignoring 2nd position Lenders

Posted on October 19, 2009 at 6:42pm 3 Comments

I don't know if anyone else is experiencing this but I have had a number of recent Short Sale approvals come through in which the 1st Lender isn't acknowledging any proceeds of the Short Sale to go to the junior 2nd Lender; written approval with $0 to junior 2nd. I'm having to go back and get the approval letter adjusted and that is just how I'm treating it; I'm bringing it to their attention as if it was a simple oversight by the Lender and they "forgot" to include the $'s. However, what is… Continue
