I just took a listing that is a Wachovia/Wells short sale.  

There seems to be a lot of confusion about who and how to handle these files.  When you reach Wells they act as if there is a separate Wachovia department.  When you call "Wachovia" they act like things really should be handled by Wells.  What is the deal?  We've faxed documents all over the company at this point.  

Wells acquired Wachovia awhile back why are they still using this moniker on paperwork and why haven't they integrated the departments yet?  And, I don't think they want the Wachovia loans on Equator.  Why? If it's all Wells really?  I could understand if this was a recent change, but it isn't.  My Wells files are being handled totally differently.

Has anyone done a recent deal with a Wachovia file?  

Can you please describe the process you went through?

Hi Tni,  Wachovia/Wells files are handled differently (at least in my area).  I have a local Wells person that is assigned to a couple counties here in California.  He has this Fast Track form that is what you need to get started.  Their paperwork requirements are minimal & I wish Wells Fargo followed the way Wachovia does it.  This Fast Track thing means you will get a decision within 10 days.  I had a hiccup recently where it took longer, because my clients Wachovia loan was a "Fannie Mae" which changed the process.  We couldn't go the Fast Track Way.  My suggestion, is find an actual branch near you that is "Wells Fargo Home Mortgage" (not the bank) & try to figure out if that branch was an old Wachovia one.  That's who you need.  Hope that helps.  I attached the "Fast Track" form for you.

Tni we also have one gal that handles all the Wachovia files.  And it's much easier and hardly and red tape as well with these files.  Once you find the right person I think it's going to go smoothly. You'll wish all your files were Wachovia files.

How are things going with your wells/wachovia? Any progress? I hear they are very back logged? I have one that has been assigned about 8 days out on the 10 day reponse now but CS has stated they are very behind. Just checking tosee if things sped up for you after this post?

Thanks for the note.  I meant to come back an update this post.  I just closed this short sale yesterday.  Wells Fargo started off with a bang and ended with a whimper. 

They had a problem with a middle initial missing in one part of the contract and said the buyer's signature didn't match his name (huh?) and honestly I feel like those two issues cost us a month even though they were "corrected" in one day, so they were more like excuses because they were backed up. 

It took about 53 days to get approval.  Not impressive at all.  They were up front at the beginning that the 10 day thing  was not going to happen and said 30 days and then came back and kept adding 10 day increments.  We did have to escalate and get the file re-assigned to get it approved.  It was not so impressive.  It closed quickly after that because the buyer was all cash.
