I am just starting a SS with US Bank. Seller and I called them yesterday to request a HAFA and were told to just go ahead and list it, took financials over the phone and wanted us to fax hardship letter, paystubs and listing agreement. They said this is the way they do HAFA. We will see............

I don't think you need to be concerned being a KW agent, that was all blown out of proportion. Keep calling them, stay on top of the negotiator and if they do not respond, escalate to the names that are posted on this site for US Bank.

I have a negotiator assigned to one of my files but have not even received a bpo. They were assigned several weeks ago. Is this normal with US Bank? I am also a KW agent. Should I be concerned?

I have closed a lot of them and most very fast, I knew that the person that I was talking to did not know what she was talking about and figured I would call back later :)

Armi, on average how long did it take for the short sales to finalized? We sent in our paperwork in May. We have a negotiator assigned but we're waiting for their other loss mitigation department to review our settlement letter so that we don't have to pay the full deficiency on the line of credit also with them.

I'm a seller with USBank, and I don't recall that being a requirement. I'm sure that i never gave them a copy of my drivers license.

Wow, the US Bank people are not morning people! I talked to some very unprofessional and rude people today. I am still amazed at the way these people work. I was told today that my authorization letter is not valid because they did not recieve the authorization letter from the seller, they recieved it from me, the agent. They also told me that it has to include a copy of the sellers drivers license. Anyone heard of that? I think I wil call in the afternoon after they have decided to wake up a bit

Kevin, I know all about US Bank and the Keller Williams issue. here is what happened in a nut shell. US Bank did not like certain agents (who will remain unnamed :) ) escalating files and hammering their negotiators so they threatened that they would not approve any Keller Williams initiated short sales. The bully got his eye blacked and called KW international and said that US Bank was not being treated with culture and respect. KW International told the agents to act within culture and told US Bank that they were going to make sure they were treated with respect. As you can see from working with US Bank, respect does not go both ways.
