All Bank of America USDA files are going to Jacksonville, as of April 20...  Thus, my most recent 6 month USDA short sale with BOFA may be extended yet again... CALL BOFA to get the name of your new negotiator 1-866-880-1232.

Just had a file that went under contract 3 weeks ago with BOA it was put in the COOP program. We had a great negotiator who pushed it through really quick we have been approved and it's closing June 1st.

Yep...its happened to me twice. The only way around this, per my broker, is that you have a colleague work the buy side and give you a reverse referral when the deal is done.

Just had negotiator tell me that BOA company policy on commission on Dual Agency "reping Buyer and Seller" is to pay only 4%...  Anyone else dealt with this -- I have had cut to 5% before -- this is a first...  Thoughts?

How do you start a VA Compromise short sale with BOFA?  Is it done via equator? It's going to be my first one.

@Jim That's a problem you shouldn't even have to do anything like that for these people to get back in touch with you.  You mean to tell me you have to send a request to "Loan Administration Follow-Up Application and wait 7 days to get a response?  This is a joke. All the execs at these companies need to get thrown out new people in place. But then again, you can't trust the government to do the right job, so who can you really trust?

I've been calling, e-mailing, and faxing, everything I can think of to get a hold of my short sale negotiator. Apparently, even though I've called in to the service center numerous times, and had him messaged from there, there is no BofA record of it.

 

What I had to do was request a LAFA, a Loan Administration Follow-up Application, which gets sent to a group of Lafa investigators. Turn around time on these investigations is 7 days. They will give you a specific LAFA ID#. That's not fantastic, but hopefully it will get the job done.

google her and this branch of the government is helpful much more so than the OCC is with the major banks.

Credit unions try to get away with stuff like large demands on the amounts that are owed to them, and they can really mess up a short sale file.  After I filed the complaint on the little credit union they stopped trying to hold me hostage for large amounts of money.
