Greetings All,
I need guidance on a BofA FHA short sale. Property went on the market and received 12 offers. Property needs work, only one offer was from an owner-occupant, almost $40K less than highest offer. Seller selected highest and best, which came from an investor. SS package submitted. I received response from negotiator on Equator asking for a couple of things that were immediately sent in. I was told that seller will be receiving ATP for signature soon.
The file has progressed to another negotiator. Now I am told the loan has been sold to an investor (NSP - Neighborhood Stabilization Project) I am told that BofA may not be continuing as servicer, therefore BofA continuing process mainly for due diligence purposes. In order to close quickly, file is being changed to regular short sale instead of FHA short sale. However, now I am told that investor insists on buyer (home purchaser is an investor) must sign a form agreeing to live at the property for at least one year! I am told that the investor that purchased the loan will only consider offers from owner-occupants. Has anyone else encountered this? I would appreciate your suggestions on dealing with this situation.
I was in Equator last night and this morning and uploaded docs, responded to tasks using FF ---- no problems.
Thanks everyone. I contacted Equator and was told that it was a "global concern" affecting real estate agents. I had been trying to get in since Monday with tasks to complete.
I was provided with a temporary password. However, it was not until I changed from Firefox to Internet Explorer that I was finally able to get into the system. I hope it is fixed for everyone to access now.
The password issue came up on Friday. I contacted Equator direct and they told me that there is an issue that effected passwords and resets. Was able to get back on today but only after I called Equator and had them provide me with a temp password for now. They said they've been working on the patch. There is a new screen that pops up (since about 3 months ago). Don't use that screen use the old one with the Earth background. If you do want to get a new password call Equator directly. The reset didn't work either online. I have both Firefox and Safari because I'm on a Mac.
Equator issues come up from time to time. I got bitten again a few days ago. I would log in and it would put me back to the login screen. I could log in with other browers, other PC's, etc. Finally deleted the cookies for Equator - started working again.
I still have firefox on one (of 4 PC's that I use) which claim to have uploaded files to Equator and it doesn't. Equator people know about this - for years. I just use a different browser on that PC or use bulk upload, which gets around their problem.
Equator is changing passwords and updating its site with more extensive profile information, so don't be surprised if you can't sign in until you change your password.
Thanks Jeff. That may have been the problem. I was able to get in using internet explorer.
I can no longer log on using chrome, have to use internet explorer
