Pat Glenn--Someone else posted about a lost note.  I had two cases with lost notes some years back.  My settlement attorney contacted a woman who "bonded over" the lost note, and we proceeded to settlement. there was a fee charged for the bond, but it was not large.  I do not remember names and details.

Talk to a good real estate attorney or title company, or title insurer.

Here is the DTS solicitation email:

We are a proven, established short sale vendor with Bank of America, having worked on over 100,000 loans.

  • There is no charge to you or your customer for our services, and no impact to your commission
  • We provide you unsurpassed support – you will have a highly-trained, experienced DTS associate as your partner through the entire transaction.
  • Our streamlined process enables us to close faster than traditional short sales, because we provide you a listing price that is pre-approved by the bank.

The sales pitch was the process time, which I've yet to experience going faster with a third party vendor for bofa.  They obviously get a fee if you initiate with them. The sales person acted suprised when I told him I did not get quicker times with them.

Just did the webinar on Monday - there are no leads - just that if you have a Bofa short sale listing you can process it there - and to not initiate in equator. Strange concept...

Who is getting solicitation calls from DTS to use "their" portal to initiate coop short sales pre-contract. I just call a sales call about this, promising they will process short sales much faster than the "standard" way in Equator...

I had one approved in 21 days - it was a soft decline but really close to SS approval expiration date and then the appraisal expired so they had to do the appraisal again - just be on top of things then you get it done fast.

Realistically... when replacing a buyer on an approved BAC SS how long does it take to get a new approval. I have heard many different timelines. We just submitted the new offer today. 1st buyer walked right before close. They only did the soft decline... so we are a bit ahead of the game.

Julissa..................don't pee your pants...........lol.

Comment by Julissa Jumper on June 28, 2012 at 2:39am

So, I had to submit some further changes and am being told if I submitted them immediately I may be able to close today. I am so excited and afraid at the same time I'm almost peeing my pants. This will be my first ever short sale to close. I have a good number active but this will be the first closing as I just started taking short sales in November. This was my first. I'll let you know if we make it today.

I think it might be new... I had a file in QC for over a week. QC pulled approval letter before I ever had it. Corrections were made and back in QC but it took forever. Took escallation to get it out of QC. I had never experianced that before this deal.
