good to know Judy, since the buyers agent informed the buyer was NOT ready to close in 45 days- as they expected a long wait for approval.
We cant win for losing sometimes! I anticipate it will close fine-

Yeah, don't push your luck! Take the easy ones when they come but don't expect them and still be very pleased when the do come!

Additional note, they are releasing the seller from any deficiency.. I am thinking of running an ad in the local paper to all Wachovia clients. of course the, we would be back to the standard 6 months of aggravation.

Praying.. I have a detailed package, but they are obviously making a change for the better. I was not this fortunate with them 6 months ago.
these loans were both originally with World Savings Bank.
The buyers are in shock- I sent it over last nite and they called today! maybe thats the way it should be.. we have just become accustomed to the "others" way of doing it. But this is a first for me!

HOLD THE PHONE! you all wont believe this... just received a phone call from Wachovia- faxed short sale packet last nite. APPROVAL being sent today!!! 24 hr approval?? Am I dreaming?
$75,000 offer, no second lien holder. 6% commission.
If they were all like this our lives would be so much easier!
