For any of your who have to deal with a second mortgage with USBank. There are ways to get around agreeing to the deficiency. Just never say yes to the deficiency over the phone and talk to a supervisor about your options on being able to settle first.

hmmm....

We have had conversations with the CEO of Keller-Williams regarding the implied threats of escalation and
harrassment from Keller -Williams agents and she assured me that this will end. We will phone her again if necessary.

We finally have a negociator assigned to our file, but my realtor received an e-mail that additional information is being requested for our file. It includes proof of hardship (in my case I'm assuming this is our divorce paperwork) since we already sent in the letter with after divorce budget information. We have to send in a signed arms length agreement, and they want the lein release for the second mortgage. They want this all in 10 days or it could potentially be denied. How do we negociate a lein release in 10 days when we only just received the information on what they will pay for the lien a couple weeks ago?? I'm assuming we'll just have to fax in what we have and keep on working on the second line (which is with USBank also) separately. Is this the same timeline others have received?

I called the bank today and our BPO was received (yay) but the mentioned that they are still waiting on the 'property report' which was requested at the same time as the BPO. What is this property report and how long do they usually take to receive? I did a bit of searching and didn't find any information. Thanks!

Jeff...I am trying to get the negotiator to put some language in the Approval notice regarding deficiency and reporting of the short sale. She keeps saying she does not have the authorization to do that AND she sent me an email explaining the banks position on waiving the deficiency. That won't hold up in court and I have called to get her supervisor. Any of your numbers that you have posted be a place for me to call and start getting somewhere.

I did a short sale with US Bank several months ago, and I thought there was a specific short sale package they required. Is this still the case, and if so does anyone know where I can get it? I am going to call next week, but I wanted to get a head start if possible.

I do think the Chapter 7 BK had a lot to do with this. One thing the local Trustees are starting to do in Washington State is to try to do a "carve out" in which they demand and addtional 10,000 and assign it to a different Realtor that is stating they can sell the house for that- Once it fails the Trustee hands the house back to the homeowner for foreclosure proceedings or to try to do a short sale on their own.

Hey everyone. My wife and I have an offer in the "investor approval" stage. This was after subitting an offer, getting a counter, and re-submitting. Anyone have any idea how long, on average, this "investor approval" stage takes? We've had the second offer in for over 10 business days now
