I have a deal comming up with CitiBank as the Servicer and Investor is listed as US Bank as Custodian / Trustee, who's had experience with dealing with US Bank as trustee for someone else's loan (sounds like Mortgage Backed Securities to me).

Patrick, it is probably the setup department and not the actual negotiator on the file.  If it is the negotiator, be diligent and stay on them, they will want to be rid of you and will get your file done

Jeff, the negotiator is the one who sent me the email about the time line. I will keep calling and emailing.

Patrick, that is standard for them to try to convince you to not keep calling them.  Keep calling them everyday until they assign a negotiator.  Once you get to that point, the negotiators are usually good to deal with

Sent in an offer in January with the amount request from US bank after they did the BPO. They told me the amount they would give the second. I have been attempting to get an answer from second holder since then and finally got a counter from them Friday. I sent it to US bank and asked for a time line on this file for the buyers and below is the response

"Files are worked in the order that they are received and we are looking at a 4-6 weeks time frame for set up and then a 4-6 week time frame for review.  They are going to have to be patient and realize that this is the way short sales go.  It is a very lengthy process.  The file is still in the set up department."

I don't understand what is to set up?

Jeanne-- They would only tell me the first name.  They said they don't give out last names.  Actually, right after I wrote my post I sent out an email to all of the above address and and to Lisa Miller (who Jeff Payne mentioned in one of the discussion) and I just got a message from my negotiator.  :)  Hopefully this will get things moving.

Jessie - I'm working on a GA SS, and my file is assigned to the Owensboro KY office, where Rita Taylor has my file.  Do you know the name of your negotiator? Have you tried first name.last [email protected]?

I'm working a short sale in GA where US holds the 1st and 2nd.  I submitted a new offer with hopes of getting a new BPO (Last BPO on 10/7/10).  They assigned this file to a negotiator on the 2/28, but won't give me the negotiators contact information and I still have not heard from her.  The property is up for foreclosure in April.  Does anyone have any contacts that I could maybe escalate this file to? Thanks!

Does anyone have the package or list of documents US Bank will require to submit a short sale? Thanks!
