Dean Eshelman--There are Legal Aid attorneys in most jurisdictions.  Some attorneys do a bit of pro bono work also.  You client can probably talk to a really good lawyer for free for 15 minutes or so and gain some excellent information. Your local law schools may have a legal aid bureau, as may your local Bar Association. The Attorney General of your state may hve an office handling such problems. There is really quite a lot of assistance available if you look.  To find a good lawyer, go to www.MartindaleHubbell.com. Your client should select and talk to a few of them.  He will feel less alone, frantic, and vulnerable. I beleive you said he is disabled.  There should be alot of assistance available to him through organizations which help the diasabled.

the listing agent is the only party authorized on the file.  The buyer, nor their agent can contact the bank in regards to the file.  BAC is very careful to not speak or convey information to those who are not authorized.  Get in touch with the listing agent's broker.

Do not attempt to contact the bank you run the risk of the seller getting upset thinking you are delving into their personal financial information.

BOA Short sale-We r buying a home in NJ--A short sale..My realtor told me that the 3rd person was taken off our case. We submitted our offer 04/01 and have not heard a word. Our realtor cant get in touch with the listing agent. Our lawyer said they have submitted several requests and no luck. We want this home..Is there something that we can do to speed this process up..When will BOA review our offer.

Just thought I would update you all on my buyer substitution time. I just had a short with BAC where we had to evict the tenant. 1st buyer walked 6 months in after approval (due to the tenant issues, tenant was harassing me but copied everyone in on it- buyers agent cc'd her buyer- lesson learned on that one). I had backups and was able to swap buyers after soft decline. From substitution to close it took just under 7 weeks. That is with a new BPO order. BAC was only servicing this file so investor approval took a long time. 7 weeks isn't bad considering this negotiator was SLOW! Thought I would let you know my most recent time-line w/that!

Since Smitty started it, here's mine: BOFA HAFA - all HAFA documents emailed and "accepted" by DTS on August 2 (it's actually under contract, too). August 15- -two weeks later - now we are to upload all the documents AGAIN in EQUATOR - one at a time, as the tasks are "triggered" (and some kicked back, for example the 4506T, which was specifically filled out and OK'd by DTS weeks ago).  When asked about the THREE DAY time frame to upload contract after accepting HAFA and the 10 day approval, Say What!? - The END

And lower the price considerably to take into account the cost of repairs/replacement of stolen items so that you can get a contract asap.

Ellen Levy. Client has no money of course like most in this situation. I told the homeowner to sit tight while we sort out the foreclosure rescission order from HUD.

BOA VENT:  I've been working on a file since Feb.  Lost a negotiator, been back and forth with the new one, FINALLY got him to say he was sending in for investor approval.  That was 7/31.  I checked in with him 2X a week and got him to respond ONE TIME "nothing yet" - I logged intoday and the file was GONE.  POOF!!  Emailed him, and ALL upper mgt contacts, of course NO one responded.  Tweeted and talked to Edgar..nice guy who said it was denied.  nice..no notification ..nothing and then told me he couldn't tell me WHY it was denied until he spoke with the team handling it.  Buyer just walked.  THANK YOU BOA FOR YOUR COMMUNICATION AND EXPEDIENCY ON THIS FILE!!!! ---- end vent
