Neil, I've lost several deals by BofA mistakes - I get "oops, sorry" - when they do bother to apologize, but I have to start from the beginning. 2 yrs ago, through an extraordinary effort, 1 negotiator was able to revive a file for me. I doubt that ability exists anymore. BofA is not set up to start things in the middle. Look at the fanfare they have for their "soft denial" - simply changing the buyer. Things just don't restart in the middle for them.

Has anyone EVER been able to reopen a file in equator when BofA "Accidentally" closes it?

Neil: Quit claim deed worked for me with B of A. Also, if they have a divorce decree that helps too.

Has anyone ever had a divorce situation where one person files Bk and the other one doesn't? Can I forego the short sale paperwork from the one who had the debt discharged already?  (BofA is requiring it) :/

@Kevin. Thanks. @Neil Generally a financial statement (P&L) would contain the current month or quarter in one column and Year to Date in the next column. I have put them together for client on a number of occasions, since I am a CPA, I can get it done quickly and not have to wait on someone else.

Reminder: To ensure a smooth and accurate closing, Bank of America allows those Title and Escrow personnel involved in short sale closings to verify the terms of sale by asking confirming questions from the approval letter, including all the following:

 

Basic qualifications:

  • Vested owner
  • Short sale buyer
  • Approved short sale amount
  • Net proceeds due the bank
  • Daily interest calculation and tax proration, if any
  • Approval Letter expiration date

 

Any discrepancies between the Approval Letter provided to the closing officer and our internal records will be escalated to an internal audit group for resolution.
