We have to slam them from every angle...even lenders for buyers are telling me FNMA is pushing Homepath very strongly because of the "no appraisal" so they can sell overpriced homes after auction. Here's Anna's info
Alex, ask your negotiator for a value dispute form. The downside is that FNMA and FHLMC seem to be taking BPO's and adding a bunch to them in their demands - look around the forums - you'll see pointers to TV news stories, etc. Being right doesn't matter to these fed bailout entities, it seems you need to shout loud enough - in front of a camera to get them to back down. After no reasonable response to a good BPO dispute, I think the next "easiest" solution is to involve your state senator - followed by the less likely TV news report. (I just saw a mention of the state attorney general - don't know where that might go since it is not illegal to be a sociopathic fed bailout parasite..)
Submit an appraisal for a value dispute.
My seller's BOA short sale was just declined based on a BPO that came in $100k+ high; in your experience, what's the best way to launch a valuation dispute? It's Fannie-backed.
My Bank of America VA short sale closed within 60 days from list date. I have to say it was a very good experience. A little rough in the beginning but after that extremely fast responses to any questions. Quick HUD-1 approval and responses often in minutes. Nice. Wish I could say the same for the Freddie Mac loans but... I would definately take on another B of A VA short sale.
I did a quick read on the mortgagee letter - sounds like they might but go above the negotiator direct to FHA/NSC (pg. 8 & 9 talks about repairs). I've not done one personally but that's how I'd approach it.
Shannon, Do you have an ATP? A variance will be required for maintenance issues (this is subjective).
I'm trying to get an FHA SS through that has condition issues that the Seller cannot afford to repair. Tenants have trashed the property and the Seller no longer lives there. The negotiator is saying that it will be declined because the home is not being "maintained." Has anybody been able to overcome this issue?
Does anyone know what the "audit triad" is for B of A?
