Hi everyone..first let me thank all of the responces I recieved. I am writing for 2 reasons...the first to let you know that BOA finally answered!!! They came back with a counter of $5500 more..going from 132500 to 138000...with 2500 back at closing.....should I take it and run...or counter back???

Hi all..I have a seller with 1st and 2nds with BOA in California. Loans are re-fi. He is worried about deficiency judgement. How is BOA as far as waiving deficiency judgement? Seller has also asked if he should wait until April for HAFA to short sale? He doesnt have a notice of default yet but is late. Any input is appreciated.

BOA sucks in every aspect. Had a short sale countered, sent in the accpeted counter but now have to reload eveyting to Equator. Fine, but on the phone for 1hr 6min so far and talked to 12 dif. people to get my login stuff. Nobody can help.

You guys and gals at BOA are all useless!...especailly the training staff. You should be ashamed to even collect a paycheck at the end of the week because you did not do sh*t to deserve it.

Correction to post below. BOFA made a mistake, they don't pay 10% on low sales. They pay $3000 on sales up to $49,000. That's today.

What type of loan are you shorting? FHA? Conventional?

Yes, that seems to be a common BofA occurrance. What I did was fax back to BofA 2 items:

(1) a copy of their lletter acknowledging their receipt of the authorization letter and
(2) a copy of the original authorization signed by the Seller with a notation at the bottom of the letter that the Seller reaffirms their authorization and includes a new Seller signature and current date.

That worked. Hope this helps.

I have been working on a short sale through B of A since the end of October. I was told last week we are now waiting on the Approval to Participate letter, when I call today I was told the authorization they had to speak with me on this loan is no longer good and I need to fax over another one. Has anyone had this problem??

I have a short sale with B of A since August 2009. Nothing happened from August to December when I was finally assigned a negotiator. Since then I have been shuffled from one negotiator to another never getting out of Phase 1. Most recently (Feb. 9th) I called in and was informed I had been assigned a "new" negotitor. Today I called and was told I had a "new" negotiator as of yesterday. I am at my wit's end. What do you suggest I do. I asked to speak with a supervisor and that person never came on the line. I've had 4 phase 1 negotiators since December. The offer submitted is over asking and at this point over the most recent comps. I'm sure the sellers are starting to think I'm totaly incompetent. Help!!
