OMG!!! This is fabulous. You sent emails to BBC/OCC and emailed everyone at BOA and now look, you are closing. Drastic measures just to own a home is ridiculous, but you gotta do what you gotta do! I am so excited for you. It really does work! Thank God. God Bless you in your new home!

Sorry I just sent this in a message to everyone here, did not see the wall.

Long story short....been waiting to buy a short sale since September 2009.
We received approval in February, but not the approval letter. Two closing dates passed that BOA set with no letter and no closing. The next closing date was to be tomorrow, but we still had not received the letter.

Frustrated and a little angry, I decided to do what I could, wait another two weeks and then if still nothing, we would walk.
I googled any and every name I could find connected to Bank Of America and shot an email to them explaining the situation, saying we would be homeless April 1st, filing a complaint with the OCC and BBB. And finally saying that we had an appt with the Milwaukee Journal who wanted to do a article on our story.
By 5:00 our realtor received a call regarding an email that they received and was going up the list of numbers I had listed on the email. By 5:30 our approval letter was emailed to the seller's realtor. We close Tuesday!

I can't say for sure what email address worked because I mailed around twenty different people and don't know who followed up, but I just wanted to say it does work and it is worth the time and effort to do a mass emailing. All it takes is the right person to follow up or forward the email to the right person.

Thanks to all your info.....we will FINALLY own a house on Tuesday :)

Donna, FHA loans are handled differently form your normal short sale. Did you submit the PFS Application?

Donna, from what i understand and let me qualify that I am not an expert. If it gets rejected, it could be because the package was incomplete. YOu must go to BOA's website and do what they say in order to get the package done. They use Equator. If you dont start there, you wont be successful. You MUST not end there though. You will get stuck in Equator if you dont make noise to get to the next level. Once you get a negotiator, you then have to SCREAM from the rooftop and email, call and email whoemever and whatever. YOu need to complain to the OCC, BBB and Your state representatives. After you do that and call them every day and no response. Your last result is Dave Sunlin. How do I reach Brian Moynihan directly> Again, they have rejected my short sale
seller twice. Going to foreclosure. Want to write to him. Is it Brian.Moynihan.com?
It is an FHA and I guess they would rather foreclose. How unfortunate.

I would guess you just need to reach the right ding dong at B of A in order to get things corrected. B of A is the WORST for short slaes, and, at the same time, the BEST at ripping off their ivnestors and "milking" a short sale for servicing fees....hang in there....remember -- BE A TOTAL PAIN IN THE _______ to B of A when dealing with short sales.....daily calls can often be required. Also, when you call in, not all B of A offices have access to the Equator system, make CERTIAN whomever you are dealing with has access.

We always submit the "best" offer, whomever is highest and strongest. Hoewver, you also MUST consider they WHY of your Buyer (especially for B of A). By that I mean "why" are they buying, are they willing to wait a few months for the short sale work to be completed....
