Closed a longer running, pain in the patooty BAC today! YAY. Thru the process I kept trying to details to share here. I finally got my counter offer thru to management for ok because my negotiator was out sick, and I was passed to another guy, who actually was helpful! And that was after going thru several numbers of finding out my negotiatiors supervisors to complain she wasn't communicating back. So, with that in hand, I was able to get the offer ok'd. BUT.....beware, seen it here on this site before. FILL IN THE OFFER ON EQUATOR with every fee, credit expense, etc. It is difficult to go back. I straightened it out quickly, negotiator was new on the system too (started this back in March), so I had some ammo.

And just because they don't approve one thing, doesn't mean you can't rewrite it and put it someplace else! Our closing agent wouldn't approve anything in the 800's (line items on hud), but we changed that around a bit, put in another section, still a credit to the buyer, and it was approved in a couple hours.

B of A is still messed up, still complicated beyond reason, and sigh....I just listed another one with two loans and M.I. Keep them cards and letters coming.

This extension is TRUE and is just awaiting the Presiden'ts signature. If I lived any closer, I would take him a pen. You do not even want to know all that was happening in the capital yesterday just to get to that point, but thankfully, with all the pressure put on the Senate from us, the public, it happened. Thank you Gunna for calling and emailing, too. =)

Senate definitely passed the extension late last night. Now just waiting for the President's signature, and then buyers will have till Sept. 30 to close! Thank God! I had called and emaileld my Senators yesterday and asked all lmy FB friends to do the same. Maybe they did!

That is a good question. If the bank kept it up, we may have a leg to stand on, if they didn't because the owner didn't pay them, we are in trouble. But I'll check. Thanks!

Gunna: regarding the vacant short sale. how about the homeowner's insurance? Will they make any repairs?

Homebuyer Assistance and Improvement Act: Senate passed H.R. 5623, to amend the Internal Revenue Code of 1986 to extend the homebuyer tax credit for the purchase of a principal residence before October 1, 2010, in the case of a written binding contract entered into with respect to such principal residence before May 1, 2010, clearing the measure for the President.
(Not that I claim to have any understanding whatsoever of the process of passing legislation. I just do google...)

I also heard that the Senate did not pass an extension but am hoping that was a "general extension"

Thanks Steele, BoA closing officer said they were told that the Senate will pass the extension for those who were under contract by the 30th of April. Let's hope she is right. :-)
