We have a cash offer for over $200K on a property, this is from January. The 2nd wants money, a lot of it, and won't accept it from anyone but the seller. The 1st won't allow the 2nd to collect ANY money from ANYONE. Any suggestions???

Regarding financial disclosures, "Household" is the intent, I would say.

A gray area, to be sure.

Amy, I agree with kevin. I had a situation similar to that and only included the one whose name is on the loan.

I just closed a cooperative short sale with BofA. I did have a good experience. My first and 2nd are Bofa and a 3rd lien with Beneficial. It was a smooth one too.

Amy, Only the parties on the note as they are the only ones responsible to repay.

Question: When you do a short sale financial would you include husband and wife income even if the wife is not on the loan? And yes, we have hardship due husband  has excessive reduction of work hours. Thank you.

Smitty:  It has happened to me lately, too.  Twice it turned out that they were conisdering it for HAFA.  Even when the Seller says 'no' to HAFA it takes many days and weeks to get the file back on Equator as a 'normal' short sale unless you stay on top of them.  Maybe they're trying to check your file out for HAFA.  If so, have your Seller call them at least twice. B of A was so good for a while but now this stuff has started.
