yep - good experiences so far, maybe because of the type of co-op they do? Current one is BoNY investor. I'm used to LOUSY action from BofA subcompanies, but DTS has been good. (Waiting for the other shoe to drop??)

Beware, even with the executive office.  I recently had a huge issue with the escalated negotiator on a co-op.  The negotiator's manager tried to tell me that an addendum to the Listing Agreement had to be signed by buyer.  When I challenged him, he came back with tail between his legs and told me that there was a little bit of a "learning curve" because he had been in this job only 3-4 weeks!!!!  So, Joe - you aren't far off when you say middle school kids!!

Yes Jim, I think you have it right on the nose. How can a "specialist" ignore multiple escalations from multiple teams including HUD? Where is the manager? How can BofA have such management? It just seems after using a heavy hammer from 3 or 4 angles, no company could be so obtuse that an employee could do such things. I've worked "with" BofA for almost 5 yrs and gauged what level of hammer to use - pretty much effectively - but these are just off the chart and require way more effort than in the past or should for any business.  (I have found tweet more focused and effective that the prez office, I have also found putting a brief problem msg in the email with the autho to HUD usually gets a HUD analyst (they seem to come with a brain!) to call you instead of a 2 or 3 step process of you calling in, and after the 1st escalation to anywhere, hit #5 on the phone to get to escalations instead of the normal SS rep - they definitely do try harder and I have had success there.)

My last B of A FHA deal, the seller and buyer walked away simultaneously because they both got fed up with them.  Even after multiple escalations to HUD and a complaint to the CFPB, I was never able to get any real forward momentum. I'm at a loss of what to do. The people I spoke to in the "Presidential Escalations Team" after the CFPB complaint were mostly great but they don't have direct access to the file.  They simply cannot force the negotiator to work on the file.  When the negotiator did work on the file they would make stupid errors that even the Escalations folks couldn't explain. It's completely ridiculous.
