what state are you Kay..and are you in a park, or do you own the land?  Credit Unions are still financing, and so is Wells Fargo..you are right, it is a little harder..but I have sold two this year..they are still being sold

I am a bit confused fha still gives loans on manuf homes on permanent foundations. Must have hud tags on each section. How old is the home? That is a factor.

You say you are current. You need a hardship or impending one for a short sale or dil.

Why are you trying to sell? More info appreciated

I agree, I have had positive experiences with Citi this year. 2 years ago was a different story.

Yes! I just closed a deal with Citi Bank and my client did not make payments as agreed...ask the agent to explain what this means. They will as they sent an e-mail to me explaining it which I cut and pasted the reply to my seller. That satisfied him! Agents may or may not believe me when I say this but Citi  Mortgage is great to work with. I have closed other deals with them before and they are very accommodating. Just got an approval from Citi on a second mortgage. They are saying: "You are required to meet all the following to receive the mortgage settlement:

- make all payments until the sale of the property" (and other normal conditions).

Did someone receive an approval like this? Did your seller make the payments until closing?  I appreciate feedbacks on this.

Thanks Teresa, I'll check.  I know for VA it's a 2 year wait - just closed one, but like you said the rules are changing all the time.

Jan, Jeff, Judy,Teresa...thank you for your comments.  This gives me hope.  So nice to hear that you could help you clients buy again after just 60 days Teresa!  This is exactly what my client wants to do, stay current and buy again ASAP with V.A. His commute is over 50 miles and I will check into the security clearance.

@Jan: I've completed two with Chase, one with Nation Star and several with WF...believe it or not...Hardship should be real and include Eminent Default which is key...How long is his commute? You could state that his credit rating is important to his security clearance and/or job retention...Many companies have strict codes and rules about employee financial viability...

Judy, What about being current on the loan?  Has anyone done a successful SS with the client being current?
