"I always ask for seller concessions even though a buyer does not ask for them. 50/50 I get at least 3% that I then use for cash at closing, negotiating fee's, etc etc. You also could use that money to have the buyer pay the lost 1% commission."

Thanks!  Most are until you cc your congressman and news media.  I finally got a short sale approved on a second with U.S. Bank by going that route.  They were so flustered that they forgot to get my seller to sign and note for the balance and her attorney told her it's their loss.  Karma wins everytime.  LOL
