Just need to write a general Addendum with their exact wording.  They have no other specific forms.  Mine was accepted.   WF is getting very particular with what they want and they certainly do not give you clear instructions.  They give you 4 tries to get it right and then they deny the short sale all because they couldn't communicate exactly what was needed.  Go figure.

 Need Wells Fargo short sale affidavit version 1.3  - provide an Offer Addendum stating: "This contract is not assignable by any parties." "Closing within 30 days of lender approval"

My buyer just lost a home due to a foreclosure sale. Any way to contact Wells foreclosure dept and work out a deal before it is listed?

Does anyone know if ASC/Wells Fargo will pay 6% Realtor commission if your are representing the buyer and the seller or will they cut the commission?

I agree with Joe. Don't think these banks can make a rational decision or use any logic,  This happens. I've had it happen twice on one file so I filed a complaint with the CFPB. It didn't happen again and the short sale went through in record time. Sometimes you just have to light a fire under them.

You're overthinking WF. Big banks trip over themselves a lot. Most likely the appraisal was ordered and later the file was denied. But even that is overthinking it. More likely, some low level pinhead didn't like where you have a comma or fly-spec. They almost seem to be employed to frustrate agents away from short sales with their nitpicking - but it is all the authority they have, so they make sure documents are squeaky clean. Call in and ask why it was denied. (Oh, yeah, with their great technical expertise at WF, BofA and Equator, it is also possible that the system triggered a denial because someone didn't hit a switch in time.)
