Please complete, sign and return the Request for Transcript of Tax Return (IRS Form 4506-T) for each borrower (borrowers who filed their tax returns jointly may send in one IRS Form 4506-T signed and dated by both of the joint filers).

To get the latest short sale package from PHH mortgage, your customer needs to establish an account online. Go to: http://mortgagequestions.com This is where you create the account. (It will require name, SSN, loan #, birthday, email, password, and three security questions, such as elementary school, pet's name, highway closest to your house, street you grew up on, etc.) Once this is established, it has his or her account information and you can print out the short sale package. I had to print it out and then scan it in -- couldn't seem to save it directly from the site. An alternative to faxing in the package is to email it to: [email protected] .

The loan was given to Cartus this week and BPO ordered. How long did it take after that point?
Hi, Does anybody have any info on how long it took to get a short sale approval from PHH recently? We put an offer on a short sale with PHH & the short sale package was accepted February 14th. They haven't called the seller's realtor to schedule a BPO yet. I'm in Illinois, so short sale lenders are supposed to respond within 90 days b/c of a new law, but there's no penalty if they don't respond so I doubt they pay any attention to it. =(

Does anyone have any advise on how to get Green Tree to accept less than 5% of the purchase price. Are there exceptions to the rule? We are offering $21,900 in lieu of $30,000. Basically buyer gave up their closing costs and the first is giving $3,000. I would appreciate any suggestions. Thanks.
Finally got the approval from PHH Mortgage. The file was submitted to them on 9/27/11. We received the aproval on 12/3/12. The folks in customer service are the gate keepers. Very nice but have no authority. Until the file gets released to a Negotiator there is not a whole lot I was able to do. The file was in 'staging' for over 3 months. I did escalate and that helped some. Once it gets to the Negotiator things happend pretty fast. This is what documentation they requested:
Short sale package must include: Financial worksheet, detailed hardship letter, 2 current pay stubs or letter of unemployment, one current bank statement within the last 75 days. Listing Agreement. Good Luck!
Hi--does anyone know if they have any bank specific forms for a short sale?Of if the generic ones will do?
Latitia Bunch is the person who helped me make sure the file was in order and then she is the one who passed it on to Cartus. She was very helpful in that the PHH fax number was not accepting my forms (ultimately, I believe the file was too large). She let me email them to her and she made sure they got where they needed to go. You may possibly be able to reach her via the customer service number: 1-800-936-8303. Just ask for her. Or, if not: her email is: [email protected] (Please don't tell her I'm the one who gave this out:)) She also gave me the contact info for the Cartus folks when my file was "ready." Good luck!!!
We are trying to get past the "Customer Service" call center. Doues any one have contect info for a supervisor for escalation?

Oh - I forgot to mention that the BPO was $95k. The approval letter came in with that figure. Then the appraisal came back at $94k. We got a second approval letter within a week honoring this value.
