"203k is the probably the only way to go and it does not sound like too much (less than 35k in repairs) so would be a streamline. Not sure it will get done in such a short period of time but seems like the only option you have at this point."

ATP/Partial Claim Help

I received an ATP from Wells stating to list property at 275000 and minimum net to be 242000. I have an offer at 280000 and a net of 257000 sounds like a no brainer....I just get message in Equator stating that they want buyers highest and best as this offer falls below minimum net because of partial claim. Sheriff sale date today!

Suntrust first Fannie is the investor. Full price cash offer which was sent to Fannie via Cartus about a month ago. As of yesterday there was still no word regarding foreclosure sale date being postponed and I can't get any Info from Suntrust, Cartus, or Fannie other than file under review and all parties are aware of the impending sheriff sale. Any contacts, input, or advice would be greatly appreciated!

"Send an email to PartialClaims@Deval.us and request a payoff and give them an estimated closing date or you can just wait till you are closer in the short sale process but you will need to send them a HUD with the amount on it with the written proof…"

"I have done 5 of them and they all fell way below the net to the lender but I did not need to ask for a variance unless they done it automatically without my knowledge.. Thanks, Jim  "
