"Thanks Brian. It doesn't sound like it was service released to Ocwen. When the negotiator at Wells Fargo requested the last document, she sent me an email indicating that she had received it and told me that she was sending it to a…"
I have a short sale listing that is under contract. Both loans are with Wells Fargo, serviced by America's Servicing Company (I believe this is a Wells Fargo company). All docs have been submitted to Wells Fargo, valuation done, offer gets the minimum net that Wells Fargo said they needed - I was told almost 2 weeks ago that the file was sent to a second level reviewer for approval and this should take about 48 hours. Since I had no response I emailed the Wells Fargo negotiator I had been…See More
"Email me, Ben@ShortSaleShop.net, and I will tell you who to speak with.
Generally speaking, the right hand has NO CLUE what the left hand is doing at the banks and your situation is VERY common, but easily fixed if you know who to speak with!!!
"They are in violation of both the guidelines of HAFA and CFPB. They should not have set a sale date. Your sellers are protected from foreclosure through 9/9/15. They should automatically postpone the sale date as soon as you bring…"
"I have been told that I have to fax everything to them to the tel:866-969-0103. I am submitting to both America's Servicing as well as Wells Fargo, but I guess I am confused as to why, when we have a HAFA approval of the short sale,…"
I have a short sale listing - we received an NOSS that expires on 9/9/15 - last week received notice from Wells Fargo that they had redone the valuation and had reduced the MNSP that they needed to get from an offer by 9/9/15. Today we got an offer ratified that will get Wells Fargo more than the MNSP that they need and I will be submitting it tomorrow. However, today, my seller got certified mail from the trustee stating that the foreclosure sale was now scheduled for 8/4/15. We think that…See More
Unbelievable. I had a listing in the Richmond area that has been under contract for a year - seller lives in Japan. SLS holds both first & second - but, according to them, even though it is the same bank, it is, in their eyes, 2 different banks that hold the mortgages and they don't communicate with each other. SLS continued to ask for bank statements, but apparently in Japan, the banks there do not produce monthly statements like US banks do, but you can get a ledger accounting of your…See More
"Need a contact to escalate a short sale with SLS-have had contract since July 2014, seller lives in Japan, Japan banks do not produce normal bank statements-also bank docs are in yen-have put on the cover sheets and bank "statements" taht…"
"If it is FHA short sale they should allow contributions above HUD's governed payoff amount to the 2nd which will be $1,500. The 1st may require a letter showing that the difference will be covered and/or if the 2nd will accept $1,500 prior to…"
I have a short sale with an FHA loan through Wells Fargo on the first and Green Tree as the second. We received the approval letter from Green Tree in which they say that they will agree to the short sale only if they receive a total of $12,030. I know Wells Fargo will allow something towards the second and the buyer has potentially agreed to pay the remainder to Green Tree (it will all depend on what Wells Fargo says is the approved value). If Wells Fargo will not allow the buyer to…See More
"I am going through the same thing with one of my sellers. We have had an offer with Chase, who holds the FHA mortgage. It has been escalated 3 times - each time, it gets assigned to a new document reviewer - still no negotiator. I…"
"I suspect the negotiator at WF is interpreting the FHA guidelines in an odd manner because certain fees are not going to change regardless of any demands from GT, so they should be able to submit for an ATP without an approval from GT, which GT most…"
