I have Citi as a second. I've had the first mortgage approval for two weeks. Just got the one from Citi on January 18th. We have closing scheduled for January 27th at 3. The approval from Citi expires on January 25th. The negotiator won't extend it to the 27th. I asked him what can we do if we can't close sooner, he wants us to send them a check for $3000 outside of closing for them to release the lien. Can you say RESPA violation? I told him that their payoff has to be on the HUD. He insists it doesn't and that it is perfectly legal. Any ideas?

Maya, it sounds as though you're not getting the timely communincation you should be getting from the negotiator. If you've got a conventional loan, you could try asking to get the file to [email protected] who is an AWESOME negotiator. Very timely in his communication and getting the files worked. Good luck! ;-)

My seller hired an attorney and a settlement was reached in our September 19, 2009 court mediation and we are still waiting for the Approval Letter. Citi has ordered 2 BPO's. We have a full price offer for exactly what the bank wants.

No specific waiting periods that I know of Wanda. But, Citi is one of the better lenders to works short sales with in my experience. I usually get an Approval Letter about 2 business days after I submit the contract, prequal, and HUD.

I got an approved short sale price on a property. The first offer did not happen and fell off and I submitted a second offer, complete with HUD over asking price immediately. Is there a specific waiting period in order to get this 2nd offer approved and moving forward?

I have two with Citi right now. One is closing tomorrow - the smoothest file I've ever done. Approval in 4 weeks, no deficiency, no buyer's name on the approval - so it's transferable, Citi paid ALL costs. The other one is humming around in short sale land as usual, but nothing terribly annoying. Both properties were on the market for less than a week.....nothing about a 6-month rule.
