"Ask the buyer if he wants the house without the items? Seller wants his stuff? he can keep it and the foreclosure that goes along with it. Make short sales easy,  If it looks like issues right off the bat move on to the next…"

"Harry is exactly right.....you don't have a contract until the buyer and seller agree, sign & initial all changes.  He is also right in that the buyers loan may not fund without a water heater.  I would check with the loan officer…"

As 1960's era child and raised in a small Kentucky town, I grew up learning and knowing the polite virtues and values that I continue to live by today. I am the youngest of eight children and son of two wonderful parents. Hal and Bettye Thurmond helped mold me into one of today's best REALTORS, and a business leader with a strong business acumen and work ethic.

I have been working in real estate, both investing and selling, since 1997. (And more recently, I have been working short sales since 2006.) Over this time, I have managed the successful close of some 400 plus properties. I am involved in every aspect of real estate; both residential and commercial, and have the knowledge to successfully bring a transaction to a smooth close.

My wife, Glenda, & I have enjoyed living the Florida lifestyle and have made Lakeland, Florida home since 2002. We enjoy reaping the rewards of parenting two sons and spending time with our two grandchildren. Besides family, some of my favorite pasttimes (besides hanging out at the local Starbuck's coffee house) are frequenting any local beach and enjpoying the fun that comes along with being near the water!
