I'm thinking expired short sales might be a good prospect. I'm writing a series of letters to short sales that expired since November but still have not relisted thinking maybe they took it off for the holidays or they were trying to get a loan mod. Has anyone tried this approach? So far I have written about 50 local ex-sellers. "There are many attorneys that consult with sellers abotu short sales.  It really is typical attorney work and has nothing to do with the escrow.  Typical costs are $250 - $275 / hour.  Bankruptcy attorneys do this sort of work."

"Go to your favorite local Title Company - they all have methods for you to buy this date from them.  They cannto "give it" to you but you can buy it for a relatively nominal amount."

Hi Shari!

Thanks for your inquiry!  I've been doing short sale negotiations for almost two years now and have a 99% success rate.  I reside in North San Diego county and do negotiations for agents in California and Arizona.  I lived in AZ for two years and learned short sale negotiating at a law firm I worked for.  I have my real estate broker's license there and have been a licensed realtor in CA for 9 years.  I currently refer out all of my listing and buyer leads.  I prefer to just do the short sale negotiations so I can focus and do the best job possible.  Per the SAFE act and M.A.R.S. requirements for third party negotiators, I am a licensed loan originator and follow all of the M.A.R.S. rules.
