How to find a referral agent

THIS GROUP IS NOT TO POST ADS

*** You may introduce yourself if you are new. From then on only post a referral out if you  have one *** Offenders will have comments deleted.

There are now three ways to find an agent to refer to.

***A referral is a real seller or buyer looking to buy or sell real estate. PLEASE do not use the email blast to tell others you will pay a referral fee. That is NOT a referral. It is spam. And it's not allowed.

First, you can type in City and/State in the search box that's there when you click on the new "Find An Agent" tab at the top of every page. But remember this search is only as good as the information that we enter into the site.

So please go to your profile and make sure you enter your State and city or cities. Just separate by commas and you can add multiple cities.

Secondly, if you are logged in to the site and place your cursor over the "Find An Agent" tab you will see a sub tab "Referral Map". Take a couple of minutes and add yourself to the map. This will link back to your profile.

Thirdly, you can send out a message to the members of this group. Just look right over there to the right and "Send Message to Group".

Moved to Burlington co when I first got here and started investing. Now in Gloucester - closer to Philly and the airport then most suburbs of Philly.Most of my investing was in Camden co - most active area. You might grab a copy of we buy houses sometimes by a local author, but experience with good people is most important until you get your feet. Probably need to continue any of this elsewhere before someone complains. ;-)

Hi Joe,

Thanks for the detailed response.  I can appreciate your comments,..and see the pitfalls waiting for me.  Time is on my side... no rush here.. and I'm in it partially for the $...and equally (if not more so) for the passion.  I love it.  No idea why.. but more than any other career path I've had.  Learning all I can at this point.  Will certainly continue to search carefully for a 'mentor' while finding my niche.  Great advice.  Thanks for taking the time to respond.  Mind if I ask.. how far south are you in SJ?  Further than Burlington County?  The rehabbing side of investing is not my focus... (frankly it scares me).... but ideally would partner with someone with that expertise.  I'll be careful not to just throw myself out there to the sharks.  Thanks again.  :)

Nancy, I'm in SJ, did investing for a few years. The word "investor" is about as magic as IRS investigator. Investors don't want market value deals, they need super deals to make money, they lowball offers, eat up a ton of time, especially with short sales (where banks often demand higher than market values), and often are much more fickle and less flexible than a regular buyer.  Who wants that kind of work?

Lawyers like printing the same papers for client 1, 2, 3.. for $150/hr and not dealing with short sale work for $0.18/hr. Realtors hate spending tons of gas money driving people around and getting nowhere - looking for super excellent "steals" that an investor might want.

Despite the late night ads, you can't just use a shotgun approach and have money fall into your pocket. You need to get connected to a local REA to get connections and local hints. You need to focus on "your specialty" and pursue contacts with that. If you want an agent or atty, you need to prove you are worth his time to even talk to and not just waste his day. That requires clear criteria from you, a reasonable story as to why he is better off taking a chance on you rather than plunk down $50 and let the MLS or whatever find buyers, etc. Deer in the headlight staring won't cut it.

That doesn't answer your exact question but does answer your situation. (Getting your name out to attys and agents is easy - email/mail/etc - but is worthless - right to the trash.)

The strongest investors that I know get in touch with good wholesalers. They build a reputation that they take good deals, don't dicker around, are fast and they don't take grief from the wholesalers. The best ones that I know are also agents. They don't get much from other agents or attys.

I'm looking to get back into it - I like fixing up places - but I'm not in your area. If you connect to a "mentor", make sure you have someone who actually invests and not just a program salesman - the talking part is easy. ;-)
