Hi Ken. If the short sale you are having a problem with is an FHA short sale I recommend that you open a file with the FHA National Servicing Center and complain about Wells Fargo's unwillingness to correct an inaccurate appraisal.

I am feeling your pain Thom, especially on the WF/ FHA short sales. I handle 30-40 short sales at a time, and a large portion are WF. I appreciate your suggestion Allison, but I have a problem file that I can't get assigned until I bring an offer in line with the last appraisal, which is over a year old! We have an offer in line with current FMV, but WF won't even re open the file to order a appraisal unless buyer increases offer to old value, which, understandibly, they won't do. We have bombarded cust service with calls and have gotten nowhere. I am trying to find a contact in WF who can override their beaurocracy. Can anyone help? We've even reached out the the WF social media group, but they referred us to Cust Service! Please help me! thank you

Thom, I recently went through this and found that repeated calls to customer service worked the best.  None of my messages/calls to my assigned rep were being returned.  My fifth or sixth call to customer service on consecutive days revealed that they had a task almost two weeks overdue.  She emailed the negotiator direct as well as their supervisor. She said they had 72 hours to work on the file and get in touch with me, and that I should call back for it to be elevated to the next level if I heard nothing.  

Right before I was going to call on that third day, I received another task.  Knowing what I know now, I would ask directly when you call if there is an overdue task on their end.  The gal I talked to was very helpful and up front about it. 

They definitely are not as fast as they were this time last year.  Good luck!

Ok Folks - Anyone else been seeing a slowdown in Wells SS Processing ?  I got message below through Equator last week and the complete package was uploaded to Equator 60+ days ago!  I'm getting NO response from Wells (1st) .  Wells has 1st & 2nd, I've spoken to 2nd HELOC - they are waiting to see what I get from 1st -


"The file is still in the review process. At present, we are experiencing a high volume of short sales. Please keep in mind there are others ahead of this one, and all files are being worked on as quickly as possible. Those files with pending foreclosure sale dates are made priority and will be worked in priority order. You will be receiving an introduction letter with instructions via email shortly."

 

Wells used to be terrific - what happened ?

 

Any words of wisdom would be appreciated......

Hi all,

Got a Wells 2nd on a SS, divorce is the legitimate hardship. Will Wells look at it before I have 1st's approval (B of A), and do they need divorce decree-sellers don't want to wait. Thanks for all feedback!

I think they are looking for the ss listing addendum, the arms length agreement and the ss sales contract addendum, found above in pdf format.

I need help and a good contact at Wells Fargo. I started a SS with Wachovia (now Wells Fargo) in August. The file went from one to another and on January 3rd to a new negotiator, Felix Garcia. I had to call several times and last week I was told they need a Addendum to the Contract which was signed in September, subject to SS approval. I asked the attorney (in CT we don't use title companies for closings) to provide me with the Addendum and he sent a valid contract signed in September which I sent to the bank. Called to follow up and negotiator said he didn't receive it (he did because I have a copy of the email) so I had to sent it again last Wednesday. Next day, Thursday, at 5:29pm he sent me an email  (which I was only able to see around 10:30am the next day)  saying that the document I sent was not an Addendum  and he would be closing the file if he didn't get the Addendum on the same day. By the way, again, he sent he email at 5:29 and believe it or not, he did close the file on that day. I send what he was looking for the next day but when I called to check on the status the file was closed! So disrespectful to someone who works hard. I have been doing SS since 2007, closed 46 short sales and had a much better experience with Wells Fargo before. Now I desperately need a contact to talk to try to proceed with the short sale. This is not being done through Equator. The buyer is paying eletrical and oil since October and I don't feel good about what happened. I would very much appreciate if someone has a good contact and phone number. Thanks!!!
