According to ASC , the BPO was $78K & the offer was $65K. The investor denied the offer. No counter offer opportunity for the buyer. The short sale was denied & cancelled on Equator. No one from ASC or thru equator alerted me of the $78k. I never had a SS handled/denied like this. Is their anyone at ASC( above the lame call center specialist)or Wells fargo who can explain what happened? Thx

In search of a WF BPO dispute form? 

I was instructed to write a letter and supply comps but that the borrower would be sent a form to fill out and that needed to be faxed in along with letter. In essence of time trying to get my hand on that now.

@Renae. Probably will need a Certificate of Trust from the attorney handling the trust.

Need advice. Have an agent who has a client who may want to SS. Her husband died about a year ago and the home is worth about 1/2 what they paid. When he died the house was put in a trust. Do you know if there is any special hoops to jump through for WF before I begin?

@Sheila They can if it is collateral to the mortgage and part of the legal description in the mortgage. Had that happen on one of mine in St Louis and the co-signer did not know their property was included in the legal description (so have an attorney review the legal of the collateral). The bank then proceeded to foreclose on the additional collateral. If the co-signer's property is not the bank would be usecured. Don't know if they could go to court and try to establish a lien after the fact, I would say no, but consult an attorney.

Thanks Dean and Jimena.  Let me ask you this...............can the bank place a lien on for the deficient amount on the fathers' home in AZ?  He is the co-signor so can they do that and hold him entirely responsible like that?

Hi Tramaine, I asked this same question for my Rainmaker.  You have to have a relationship with a Wells LO who can recommend you.
