I'm tellin' ya, Ben. I have business coming out my ears. They just find me! I have another short sale seller on their way to prison here shortly. Just lucky I guess....

I will contact the VA directly, and I will contact you regarding the book. Still waiting to get with my boss so we can HIRE YOU to manage this mess!

Your WF issue, I am confused about who is offering what and what the bank wants? Have you contacted the VA directly to see if a VA Compromise Sale can be done, where the VA will actually PAY THE DIFFERENCE between what is owed and the NET to the lender?

Yes, I am just full of "wonderful" short sale knowledge, too many years in this business I guess....

Uh-oh....one second......let me step aside so there is enough room in my office for me AND my ego!!!!

Haven't done a VA short yet and I guess I don't want to then.

Is this a typical scenario for anyone else that's done multiple VA shorts?

CJ, Let me see if I understand it. You had a contract at $125K. The buyer has come up another $4.1K to come half way to the full appraised value of $133.2K.
And the VA still won't approve even though the purchase is sitting at 97% of appraisal before closing costs and commissions? They are holding out for 100% of the appraised value?

Two things:

1. Ben - where can we buy the book?

2. VA seller in prison with no money, no resources, no way to pay prom note.

VA buyer is solid for $125K. House appraised for $8,200 more than sales price. Buyer came up with another $4,100.

VA apprasials hang around in the VA system for awhile. Ideas on how to get WF to compromise on the other $4,100 needed to close this deal?
