May I also say this--It seems that Wells fargo is shifting gears in process and style, is that anyone elses thought? or is it just that the negotiators are getting NEW sets of rules and regs for their part? whatever it may be, pressing forward......thanks ..

The BEST advice anyone has ever given is this.........DONT take NO for an answer! and the term I have used in the past week, is BULLDOG faith. Since I am familiar with this term in ministry, it applies everywhere!! A bulldog, when it bites, doesnt let go! bulldog tenacity....OH how I learned that this past week!!! thanks to all here ....you ladies and gents are great!!! and yes, this group has helped me in more ways than one....God bless you all

Christina if your Sellers did HUD counseling does this mean it is a FHA loan? Do you already have an offer or are you waiting for the price to be set by WF?

Hey Christina :-) we used to have a saying in RE that I probably won't share now, but let's just say negotiators don't always tell you the truth :-) Most agents in my area of Virginia (Charlottesville) play it save and tell people not to expect to settle for at least 4 months and that anything before that is good fortune. Just keep calling the negotiator and ask questions, like Ben Benita says, don't take no for an answer. He also says it's all about negotiations and he is so right. NEVER assume anything :-) I think that's true for anything. Don't accept a "final answer" if you haven't come back with a counter to what they are offering. Keep negotiating, and remember, you earned your commission so don't let anyone make you feel guilty about it. Keep asking people for advice on this website, there are sooooo many people who have such great advice and have done this a lot more than I have. You can also escalate the SS and if you have questions about that, ask here and sooooo many people will help you :-) ONWARD!! :-)

didn't mean to be vague, yes offer has been
submitted and apprasial done, sellers did Hud counseling with WF,
we have jumped through the required hoops
and intially I was told at the time when
the file was being processed for set up it would
take 30-45 days, this was 7/22. Now
the file is with the last negotiator as of 8/26 so now I have
been told it would be 30-45 days at this point.
Past conversations with WF had me to believe
that I was near the intial 30-45 days, until
today.. I was told the 30-45 days starts from the last
negotiator, just looking to get a gauge on the
time frame. Yes I am the LA :0)

Christina...LAST negotiator's hands? :-) maybe. We don't seem (or I should say) I don't feel there is enough info from you in this post, Did you submit an offer? I am assuming you are the listing agent. Did your Seller submit all his/her/their information? Is that where you are? If so, you may be waiting for a BPO to be done. You will be waiting for the investors to make a decision, Maybe also the M.I company....maybe a counter offer? Don't really know where you are.

Need some insight please, I have a file submitted to WF and it was set up for processing on 7/22, I was told it will take 30-45 days for a decision. Moving forward the file is now in the last negotiators hand since 8/26 and I am told it will take at this point 30-45 days, is this correct in your experience with WF.
