Kathleen - I think you should ask WF - they will let you know if the same negotiator will negotiate both loans.

New SS listing:  1st WF- Freddie and 2nd WF.

When an offer comes in do I send two complete SS packets to WF /separate for each loan number)?

Ok Let me know here  Wells Fargo did the Hafa approval ,which only gives the 2nd lender 6% of the debt  which in this case turns out to be only 875.00 for BOA.  If all the major lender are playing in the HAFA program does the 2nd lender BOA  have to accept the terms,  BOA has declined the approval ,and wants everyone to go back start over on a Reg. short sale now ,so they can get more money ??

Jim -

All the World loans are still being handled separately - and believe it or not, by Wachovia representatives.  Find your local "Wachovia" person.  These are the easiest deals to get done!  Minimal paperwork (only 13 pages which includes the Purchase Agreement), no hardship necessary, decision in 10 days or less, representative from Wachovia will go on the listing appointment with you to help speed up the process and a 1% bonus to the Listing Agent if you can get it closed by February 28, 2011 on top of a 6% commission. 

Wachovia / World is "all about" the REALTORS - they will bend-over-backwards to help and to get them closed fast.  They are the smartest of all the servicer / lenders because they want us to help them clear the inventory of troubled or potentially troubled loans.

Jennifer,

I'd also contact HUD, they may be able to push along Wells. See the HUD section on this site. Note, your letter of authorization is required to be addressed to HUD and not mention the lender. It helps to referrence the FHA case # as well as the loan number.

Jim. Is it a HAFA or FHA short sale? Other than those 2 I am not awares of any pre-approved short sales.

Jennifer. You just have to keep pushing. It sounds like the file is being worked if yo have received 2 emails form the negotiator in the last few days. However the chances of this closing by the end of the year are  real close to nil. The buyer needs to start working on how they are going to close in January.
