Shannon, thank you for you feedback and thank you to all of you for your prompt responses.  This is extremely helpful.  We're going to counter the Buyer for 3%, however, the offer is rather low.  I'll convince WF somehow.  Lillie

I just had one approved yesterday with 3%. We had asked for 3.5% but they countered with 3. It was for an FHA as well. Good luck!

WF has paid 4% cc & 5% commission......I have never had any problems with them, even when I have had a 2nd attached.

I'd have to look at my files but I'm sure my first one was USDA and they asked for 6% but could only get 3%.  The original loan was an FHA Genesis (100% financing) so maybe it depends on the investor?

Lillie,  I've had several approved with closing costs, but never 6%.

I don't think you can go higher than 3% and I've only ever been able to get it approved for buyers getting an FHA loan.
