Approval took 20 days.
Wells Fargo did not approve any repairs, tests, cleaning but did approve 1.7% of Buyer's Closing Costs. I'm replying to a question I posted on August 25.

I received an approval from Wells Fargo in Equator. The problem is, I cannot find it. The negotiator says: "Please find in the Equator Library (Task Files/Send Offer Approval/Active) our approval"
I've looked and looked, it must be well-hidden in Equator.
Sorry I mean Wells Fargo!
Same thing happened to me on a WF short sale. Dispute the appraisal. Give them at least 3 comps of similar size and age that sold just prior or at the time of the appraisal.
Get an estimate of repairs by a contractor and submit those as well.
The appraisal cannot be 6 months old or older.
Good luck. They actually made us raise our listing price as the buyer bailed. We went from $122,000 with no buyers looking at the property for 2 months clear down to $78,000 with a new cash offer in hand.
Wells Fargo Financial got our highest of 3 offers for $180. The other two were $152k.
House has no heat and lacking backsiding and other issues. Negotiator jumped on
the package but later did not even know of the highest offer...the BPO MUST have
come out at $200,000. She emailed wanting it listed at $200K and rejected all offers. There is no way we will get more..this home needs a FHA203K...or full
cash...Any ideas...should I go above her ...relist property at $200K?
anyone have the contact info for the executive office at Wells Fargo? Having a bear of a time with a negotiator and his ability to use Equator.
