Help!!  I need help putting together a letter...Spoke to Aaron in Escalation Dept.  I told him that my seller's short sale had been denied by Amy.  He told me to send a letter, with CMA's of similar properties and fax to the Dispute Dept.  Anyone offer any suggestions?

With the new anti deficiency law in Ca. many first loans are protected from deficiency judgements. The language paid in full was not on many of  the approval letters previously.

Val - I know what you are talking about.  To me, English is English.  They say "paid in full".  I would love an attorney to comment here.  We have a few on the site, hello?

Wendy: I have seen that on all Aurora approval letters and specifically asked Aurora about it since they were trying to push us into doing a HAFA short sale and we wanted to do traditional. They said a HAFA eliminates all deficiencies while a traditional may not, so I brought up the park about the "paid in full" on the letter and they said "That is just what is reported to the credit bureaus, it does not mean the actual debt is forgiven." Doesn't really seem to make sense, especially how you said about the 1099-C as well.

Val - The letter does not use the word "deficiency", but on the bottom  of  page 3 - it says the loan is  "paid in full"...  plus the "1099-c", which is issued when debt is cancelled.
