My basic question is, would OCWEN approve a short sale on a house that has been vacant for 9 years? It was a single family primary residence before the owners defaulted in 2007 and moved out in 2009.…Continue

is their a pay off department for Ocwen?
BOA is not negotiating. They will only pay $1500. for a $3600. debt to ocwen in 2nd position.
Is anyone aware of what department i need to speak with in regards to a pay off and a letter stating the acceptance of this payoff?
Thank you.
Johnna
I have a property that is located in a neighborhood that carries an average sales price of $210K, there is an offer at $220K- the principal bal is $296K, the payoff is $576K- the investor approved file for short sale- however would not order appraisal and is looking to net $427K- how crazy is this?
Nicole, Please call Ocwen Ombudsman at 800-390-4656. Please record the conversation. Please send the recorded conversation along with relevant documents and chain of emails to the CFPB and DFS. Evidence is very important.
The city demolished the property, Ocwen acknowledges that it is now a vacant lot but everytime they order a value someone cancels it, the fist time the valuation team canceled it , then the property preservation team did. We just keep running around in circles. I need escalation contacts since this situation is not normal it goes over everyone's head.
Nicole - Did the City demolish the property or did the homeowner demolish it? Most municipalities notify the lienholders before taking this action. Homeowners / Borrowers don't realize (if they have a mortgage) they need the permission of the lender to demolish a structure. No matter, Ocwen (as much as I dislike them) may not respond - ever - about a short sale when the know the property is gone. Have you always been selling it as a "lot" or did this start as a house and become a lot in the process? Good luck
I have a NIGHTMARE file with ocwen right now. I will save you the long drawn out story but this property is now demolished from the city and the file is finally back from altisource but every value that we keep ordering to reflect the property that is now just a lot they keep canceling! We are running around in circles. I tried using the escalation emails in this forum but i am not getting any replies, any suggestions or contacts anyone has? Any help would be so appreciated i am exhausted on this file.
THE MESSAGE I SENT TO FNMA AND OCWEN'S ESCALATION DEPARTMENTS - 12 OFFERS SO FAR: "STARTED THIS FILE IN OCTOBER OF 2012 WHEN IT WAS UNDER HOMEWARD RESIDENTIAL. DEALS HAVE BEEN KILLED DUE TO MERGERS, VALUATION DISPUTES, ETC. WE HAVE PROCESSED 14 OFFERS AND BROUGHT 12 SOLID OFFERS TO OCWEN FOR APPROVAL.
WE HAD AN APPROVAL THAT EXPIRED 5/2 - THE SECOND MORTGAGE WAS HELD BY PROSPERITY BANK WHO WAS RECENTLY BOUGHT OUT BY AMERISBANK. BY THE TIME AMERISBANK WAS DONE DRAGGING THE SELLER THROUGH THE MUD OVER A 5K PAYOFF, OCWEN OFFER EXPIRED. THAT SAME DAY I TRIED TO GET AN EXTENSION AND WAS TOLD BY [email protected] "this file is scheduled to release to a different platform within ocwen effective 05/01. I can not stop this transfer. Please send me your HUD today ASAP so I can clear you to close". I TRIED TO SEND IT ON 5/2/2014 AND NOTHING WAS ACCEPTED.
THE SELLER AND I ARE COMPLETELY WORN OUT OVER THIS. BEEN DOING SHORT SALES FOR 10 YEARS NOW AND HAVE NEVER HAD SUCH A BAD TIME. PLEASE CONTACT ME AND ADVISE ME WHAT TO DO. THE SELLER HAS DONE TWO TOURS IN THE MIDDLE EAST, LOST HIS JOB AND HAD TO MOVE TO A DIFFERENT COUNTY. WE HAD AN APPROVAL FOR BOTH LIENS AND STILL CANT GET ANY ANSWERS AND CANNOT MAKE ANY PROGRESS. FYI - OCWEN VACATED THEIR JUDGMENT ON THIS FILE AND WILL HAVE TO START THE ENTIRE PROCESS OVER - PORT ORANGE LOVES TO PUT LIENS ON VACANT PROPERTY AND THE SELLER ISNT GOING TO KEEP MAINTAINING IT. I SELL MANY FNMA HOMES PER YEAR - TRUST ME - THIS FILE NEEDS TO CLOSE. IT IS IN LEGAL NO MAN'S LAND."
