I am attempting to take on a short sale with SunTrust. The client has both the first and second with them. Any advise you can give me would be greatly appreciated. I've heard so many horror stories but have not dealt with them "Yet". So I am cringing... lol.
I just had a closing with SunTrust and once assigned to the negotiator she was actually really great and I had a 2nd with BB&T which wanted a promissory note...Offer was submitted on 8/29 and approval letter received on 11/29 =90 days on the nose.
I just had a Suntrust short sale that only took 1 1/2 months to get full approval. My client had a contact in the Office of the President at Suntrust and it was handled from the beginning by the Loss Mitigation specialist in the office of the president. ***Contact was deleted at the request of Suntrust*** Hope this helps.
Aneetra - what a joke my experience was as well. I just shake my head when I think of how utterly nuts their process is - or rather lack of process is.After about 8 months I told the neg that both buyer and seller were going to walk if not completed within 30 days. She kept trying to get 49K more than it was worth. I kept telling her the BPO was ridiculous. Finally she asked for new BPO @ foreclosure price. Too late. Buyer walked. Seller did a BK. House sold for 100K less than the offer was for. Just stupid. I said I'd never take another one on unless things improved drastically. Sounds like they have not. Good luck.....you're going to need it for sure.
Longer?? How could their process even GET any longer? I do sympathize with you. I have been passing on Suntrust lately. You have to pick your battles.
