Sharon, I have called the Ct House before and can't get anywhere. The guy says he doesn't know until he walks out. But, they won't hold it off. But, we can redeem.

I am hanging in and they are trying to get money from their 401K, Sun Trust said no worries that since we are a 6 month redemption state, we can close on Friday. But, today would be much better for my sellers.

Ha ha...well I just got a call from the buyers lender and they are not ready today. Crap...probably Friday. Most of my failed Short sales are the buyers or their lenders. I am sick.

I am closing at 3 today on my Short Sale with Sun Trust. Two loans both with Sun Trust. The home was listed on January 31st. We received an offer on March 30th, negotiator on June 9th, from there it went well. The foreclosure is set for tomorrow so…

Missy, we are just now running into Short Sales. I closed on my first last week. This certainly is encouraging!

Congrats! We did one within 60 days from start to finish under Equator back in March. I had high hopes until we started on the next six and it reverted back to business as usual with B of A. GMAC, EMC and ASC still beat the pants off of B of A... A…

Thanks since it was my first time using Equator I didn't know. As they accepted first go round and we are still tweaking it. Ugh...not too far off and I am sure it will come together. Just frustrating, first the commission change, then a few fees th…

Missy. The approval through Equator, unless it's the actual demand letter, is just a preliminary approval subject to investor and MI (if any) approval. It is a "guestimate" of what BofA feels the investor will accept. Until you have a full blown wri…

Ann Arbor Foreclosures Lower than the National Rate, but Delinquency Rates Increase

Ann Arbor Foreclosures Lower than the National Rate, but Delinquency Rates Increase.

Many sellers ask me should we sell now or wait until the market comes back? I answer by telling them two things.

What to do in Michigan if Your Landlord Goes into Foreclosure?

What should you do if you live in Michigan and are in a lease with a landlord who goes into foreclosure?
The Scenario

In good faith you have signed a lease. One day you come home from work or classes and see a notice of foreclosure on the door.

First, don't panic. According to Michigan law the mortgage company must post this on your door at least 15 days before advertising in the papers a notice of foreclosure.

After the 6 weeks of being posted publicly, the home must go to a sheriffs… Continue

3) It then must appear in the p… Continue
