Actually it can be an FHA Insured Loan and the Loan can be owed by FNMA, but the Loss Mitigation procedures of the FHA will control.

Has anyone here had any issues with Nationstar trying to tell you that the loan is owned by Fannie Mae but is an FHA loan?   It is either FHA or Conventioanl Fannie MAe owned. It cannot be both!!! HUD rules for short sales are completely different than Fannie Mae rules.

Thank you both for the info, I have talked with Nationstar and they did say it would take a bout a week or so.

Does anyone have a good contact name?  Wendy did your client have to fill out the Nationstar paper work?

I am in the same situation as Kelli.

Leaving Aurora and transferring to Nationstar is a good thing - Aurora is barely a notch above Ocwen who, IMHO, is at the bottom (not the folks, just the process...or lack thereof).

Transfers usually take about 15 days.

We have two files with Aurora that were both transferred to NationStar effective 6/15.  The two files we have were already far along in the short sale review process and we were told the transition would be "seamless" however, I called today to NationStar (after faxing in my authorization with the new loan #s last week) and NationStar doesn't even have the loan numbers in their system yet.  The representative I spoke with suggested I call back in the middle of July. 

Since our offers that were in with Aurora were already at the 30-45 day review point, I'm not going to accept "call back in the middle of July" so I'll keep trying different means.  I'd be interested in hearing in other experiences with this since all loans from Aurora are being transferred between June 1 and July 31.

I have a client who has a mortgage with NationStar...  I initated the short sale through Equator and a week later before I uploaded any offer or documents etc, they denied it with the reason "investor doesn't offer any work out options including short sale or loan modification" we have an offer and an aution of 7/11.  Any ideas?  I called and in so did my client and they said this investor doesn't offer any work out options.  Any idea what investor this might be? =(  I have closed hundreds of short sales and have never seen this before.  Very frustrating for both my seller and me...?  Any help or advice would be great!

We have a Short Sale that fell through because NS wouldn't come down to the appraisal price and the buyer couldn't come in with the difference and pay for all the repairs since NS would cover none of the repairs. Is this normal with NS? Have new buyer's now, but have had to tell them that NS won't do any repairs and won't even go with the appraised value. Feel like I'm stuck. Does anyone have any suggestions?

Anyone have escalation contact info for Nationstar?! I have been working on a file for months and sale date is tomorrow and they are saying without approval letter will not request postponement???

We finally got approval letter, but they wanted 25K over appraisal. We has to get appraisal re done and still buyer came in with 7K over appraisal. Totally not acceptable in my book.
