Hello Kevin, I have a customer who Chase sent her the lettter offering $20k, on a condo located at M Beach, which worth aprox $170 k.  I just received the approval letter showing seller is receiving $20k at closing as incentive.

@Alex for a couple of reasons, A potential client of mine just sent me one for 5K on a property that's probably worth 50K.  Also,, I don't think they will be giving out 30,35K on a property that's worth 40,50,60,or 100K. 

 

I think it's probably at least three items that come into play - 

 

1. Foreclosure Laws of the State property is located in.

2. Value of Property.

3. Investor (although I thought most of WAMU loans were internal).

@Kevin - I can't see how the size of the incentive is related to the value. Property we closed had a purchase price of $228 and seller received a $35k incentive. Another property we have listed for $440k the seller incentive was $30k.

Maria,  I'm thinking the incentive is relative to the value of the property too.

Kevin, WAMU = Washington Mutual that was bought by Chase... the incentive depends on the investor..

Anyone had success on getting Chase (Fannie Mae) to allow a seller contribution @ closing to the 2nd on a non-HAFA
