MY OPINION: CHASE is the worst bank on the planet to do short sales with. The last one took 24 months!! (OK, it started as WAMU- but still!! ) One I've got going NOW since June has been lost, stuck in scanning, lost, Fed Exed, lost, (get the idea). Buyer has just let me know he's walking... I love Chase. NOT!!

Ok...so the saga continues....
Debbie at IndyMac did call me and told me that they service released it to Washington Mutual in April 1999. That is why the unsigned HUD that Ms. Malecek gave me had WAMU as the payee. Unfortunately, IndyMac can't discharge that...WAMU has to discharge it. WAMU is now JPMorgan Chase. I have tried with Chase to get someone over there to talk to but I can't get passed their automated system. It tells me I have to have account number, social security, and zip code. The account numbers that Ms. Malecek has given me is invalid and of course, Chase's automated system, has repeatedly hung up on me. I've tried at least 10 times with multiple ways to see if I can get a person but with no luck. I even googled them to try to get a different number but it's the same automated system. I'm really running out of ideas. We even called our underwriter to see what we can do but they didn't have any ideas either but to have Ms. Malecek pursue it. I can give you this number to Chase 800.873.6577 so Ms. Malecek can see if she can get anywhere with them. She can still use the "threat" of a lawsuit and see what happens. She did it with IndyMac and has gotten someone to call me so that is a good sign.
Otherwise, the only other option is to let this go into foreclosure and it will take care of that loan...but I didn't think that is an option.

David- Yep, That is because your negotiator gets that 1%. But they can not do that on Freddie and Fannie notes that they service. So you HAVE to find out who the note owners are before you even take the listing so you know what you are up against. Starting in April any players in the HAFA approved files will have to pay you your 6%. But just remember not every note owner is a player in that game and not every property is eligible.

Katerina, that's creative! I got an approval on a 1st/2nd with Chase. They were only willing to offer 5% as Alan stated. They would not budge on it. :(
