I'm so so so nervous after reading about the way Aurora treats people doing a short sale! I submitted all the docs for a hafa short sale. I have prepared myself for an extreemly difficult few months. After reading these posts I underestimated the grief I will be put thru from aurora. Thanks for the warnings! At least I'll be prepared!

Yes, Terri, that is just exactly what happened to our file. They confirmed they received our complete package, and yes, there was time to postpone....but then that changed overnight, and the NEXT DAY, they said they couldn't/wouldn't do anything further. They flat out turned everything down and now tomorrow will be foreclosing. The borrowers are devastated.

By the guidelines they are supposed to be shorter in terms of time lines. But i really depends on the servicer or lender. I haven't done a HAFA with Aurora yet just traditional ones so I can't give you any insight there.

Tonia, 2 of the biggest advantages a HAFA short sale offers versus a traditional short sale are:
1. Absolutely no chance of getting a Deficiency Judgment, and
2. Seller is eligible for an "incentive" payment of $3,000.
Pretty good advantages if you ask me!
Check with a good local Realtor who's actually closed short sales as the Listing Agent and short sale negotiator!

I have started the HAFA short sale request with Aurora. I provided them with all the docs they reguire including a long detailed hardship letter. The letter explained the financial hardship is primarly due to my disease of Multiple Sclerosis. We need to relocate closer to my husbands job because we live 35min away. I require help because I am disabled. I am also not able to care for our6year old w/out his help. Does the hafa program offer more advantages than a traditional short sale?

We had approval in June 2010 for short sale....buyer walked. Now had new buyer, said to send completel package again......did send complete package, called weekly asking for updates. Always, always needed "something more." It became ridiculous. I would call and they would say it is complete, assigned to neogiator, then the next week "not complete, not assigned." Now call today says it wasn't complete early enough in the process, now they will NOT postpone foreclosure, which is Friday the 3rd....."not enough time." INCREDIBLY frustrating!

We submitted our short sale to Aurora. They came back and said they needed a "P&L" from the seller because he was "self-employed". Actually, the only income he has is $1,000/month from renter still in the property. He has no expenses related to his "self-employment" as a landlord. We sent a "P&L" to that effect. We have called more than once to follow up and Aurora claims they never got it. Now we find out it has been sold to another company: Lender Business Processing Services. What??

know that I HATE doing this, BUT, in Aurora's defense, they get PAID to Service the note, ....the longer they drag out the short sale process, the more money they make (they actually earn twice as much money servicing non-performing notes, where paymenst are late, as they do servicing performing notes, where paymenst are made on time.....now you know why they "requier" your Zseller to miss payments)

Anyway, Aurora just happens to be VERY good at pissing us off and draggin gout the process.

If you all knew EVERYTHING that goes on behind the scenes, and, did not NEED to get paid your commission, i can assure we would ALL advise our homeowners not to waste their time with the short sale, to just quit paying their mortage and live FOR FREE as long as possible and then get paid to move out via cash for keys......
