Can I buy any home and in any area?
Yes. This is not a government program with limitations or restrictions. This is the private sector giving back simply as our way to say Thank You for all that you do every day.

Are there any other benefits or savings after my transaction is done?
Yes. Through the "Friends of Heroes" Network participating vendors will offer discounts on various other services such as moving, storage, pest, lawn care, plumbing, electrical, cleaning and remodeling to name a few.

Are there a lot of extra applications, forms or some future obligation?

I remember writing earlier this year that I had finally gotten to the point of only having very few Short Sales ...it wasn't but 30 days or so later...when out of nowhere...Came A Batch...not just 5 or 6...but over 10...WHAT? What had happened? Where are these coming from? And you know what? They are now Super Powered...what is that you say?

I mean ones that are so far advanced that they still blow me away...Now It seems Banks will wait for BK's to Discharge only to ask the Non-obligated Borrower if they would like to skip going to Foreclosure and participate in a Short Sale instead(WHAT???-YEP)...word to the wise...No matter what I have found that sending everything to the BK Depts. also helps in the Short Sale...

I am also getting the properties with Home Assistance tacked on or Emergency Funds that helped them stay in the house prior to...tracking folks down on these is a bit timely...for us it was almost all done through NC Housing or HUD for the emergency funds...

Those are just a few...Just when you thought we could sit back...Life smacks ya with opportunity(Regular agents still don't want to do Short Sales...so they toss these files over to The Short Sale Agents "known for getting our hands dirty"-so to say)...

Better watch what you say out loud...Just when you say "I wouldn't mind a few short sales again..."...a lot of folks will hear you...and then it will be a bunch; all at once...Just like the old days...

Are homes values still on the rise ? Volatile Housing Market Ahead ?

A recent report by REDFIN RESEARCH showed that “In August, 26.4 percent of active listings had their prices lowered, the highest in four years” is this a sign of the housing market slowing if not reversing? Daily I see Buyer interest as still strong and investors are still confident that the Single family homes are still a great investment  (see my recent blog The future of Single-Family Rental Market is it gone or here to stay ?) So what would account for the 26.4% downward shift in list pricing. We have always known setting a fair asking price from the outset will generate the most activity from other real estate agents and buyers. You will need to take into account the condition of your home, what comparable homes in your neighborhood are selling for, and state of the overall market in your area

It all starts the same....you list a "haute" property in great condition that's price just right and you receive a FLOOD of phone calls.

This is exactly what happened to me, but one particular call stood out from the others...this agent spoke of her client who has a disabled child and they'd already looked at about 50 properties...and missed out on about 20 of those. Instantly, I felt her pain. She showed the home and quickly submitted an offer....A GREAT OFFER, might I add. She quickly explained that all of her client's financials and paperwork had been turned in to the lender and that we would definitely be in for a relatively quick closing.

MUSIC TO MY EARS!!!!

After about a week, I contacted the buyer's agent to get a status on the loan processing and was told that everything was going well and that we'd probably close a little sooner. My only concern was that the appraiser had not yet contacted me for access to the property.

After about another week, I contacted the lender to ascertain the status of the appraisal and received quite interesting news. As it turns out, the buyer's loan had not yet been submitted to underwriting because they were awaiting a credit re-score. The lender advised that she informed the buyer and her agent of this prior to them placing the home under contract....just a little pertinent piece of information that the buyer's agent failed to disclose. In fact, her loan pre-approval letter failed to disclose the same doggone thing!!!

The sad part of the entire ordeal is that the buyer is outside of all of her contingencies and due diligence period....which means that her earnest money is non-refundable at this point if this doesn't close. When I reminded her agent of this, she instantly became enraged that the seller would even consider keeping the buyer's earnest money deposit "after all that she'd been through". My only response to her was that her client was in this position simply because of her inability to remain honest with all parties involved and since she was so incensed about it, maybe she should personally reimburse her client's earnest money!

Just can't make this stuff up! SMH!!!

Hello Fellow Short Sale Agents...

As I write this, I started thinking about all the past Clients' I have helped with Short Sales through the years, Help of this Site, how many people have you helped? Because of this site? Because of the Knowledge we shared with each other...We all deserve a round of applause, if not for a simple, TAKE A BOW...my hat goes off to all of you!

In Charlotte, NC...short sales are down...maybe starting to see the end of it's great run...and then...then the phone rang this morning...A New Client in the Short Sale Arena....you see; I only have 3 Short Sales left, NOW 4(Thanks to Bank of America)....I have more "Real Deals" if you will...by that I mean, regular RE ones that will actually close before I see the short sales close(LOL)....

It all remains the same however, the 3rd Party, the Hardships, the TRUE partnering in someone else's life to help them out of a Bad Situation....THAT IS THE PART OF REGULAR REAL ESTATE THAT SHORT SALE AGENTS HAVE EXPERIENCED THAT I BELIEVE OTHER AGENTS DON'T....

While we are in the business to help and guide people to a New Home, or Sell A Property...Nothing feels quite as good as Being A Part of Real Estate Transaction where YOU REALLY HELP HOMEOWNERS, YOU ARE A KEY PERSON THAT ALLOWS THEM A NEW OUTLOOK & HOPE OF OWNING A HOME IN THE FUTURE...

My fellow Short Sale Superstars how many times can you shake your head? 5 and even 10 Short Sales(COMPLETED) Doesn't make you an Expert... agents are playing with someones biggest investment...and biggest loss; agents should know what you are doing when they take on a short sale, PERIOD...So again I hear the tale of a listing lost to a Very Good Agent...who sucked at short sales....by the time the potential client realized it...it was too late to re-list and get it sold....UUGGHHH

So the story goes of a great couple needing to complete a short sale with 1 lien(we all know how rare and what a dream it is to just have 1 lien)with Wells Fargo...mind you the agent originally taking the listing was well known in that area...BUT, that agent also knew my team...it was not long after taking the listing that the essential hardships of having a short sale starting popping up, paperwork, participation requests, title searches, etc., etc...so we know...that is truly when the Agents that aren't in the trenches with this stuff every day start to flounder...which happened here...

Where the client needs HELP and someone who can maneuver ins/outs of a short sale, can knock down doors and get this transaction done...A Short Sale Superstar...you know by now if you are one or not...I am not knocking anyone, we all have strengths in our job abilities...I say stick with those, Maybe you can wing showing luxury homes if your just a "newbie"...maybe you can get that listing even if you have never listed in that neighborhood before...BUT DON'T TAKE A SHORT SALE LISTING IF YOU TRULY HAVE RESERVATIONS ABOUT DOING THEM....

I'm happy to pay a referral, I'm happy to help be brought in on the deal...I am happy to help them, BUT THEY NEED YOUR EXPERTISE AND HELP, DIRECTION, KNOWLEDGE REGARDING POTENTIALLY LOSING THEIR HOME...

If you don't have that, move over...But do it before they call me and realize...IT WAS TOO LATE!

UGH!!!!! Well, one thing's for certain.....we're never at a loss for drama in the world of short sales. I was just speaking with another agent on yesterday who was telling me about her short "sellers" who stopped the transaction a week prior to closing! The listing agent had fully ss approval with a waiver of liability, the buyer's loan had been fully approved through underwriting, and they were just waiting for the closing date to arrive. The Seller's determined that they were not yet ready to begin paying a monthly rental fee...YOU GUESSED IT!!!! They actually wanted to continue to live "rent/mortgage free". Heck, they'd done it for more than two years, so why start now??? The nerve of some people!!!
THEN..... I get to my office and receive an email from the Buyer's agent on one of my short sales. It appears the Buyer, a bulk-purchaser investor, decided to terminate a week prior to closing! Apparently, on the very last day of their due diligence period, they decided that they would not be able to get the originally anticipated rental rate and decided to grab my Seller by the cojones and threaten to terminate if the Seller refused to reduce the contractual price by $15,000! Of course, now we have to take this back to the first and second lienholders and beg for their approval!
Oh well.....at least it's Friday!

How to Pick Profitable Rental Properties

(Investment Properties: Part 4 of 5)

From looking at various homes to actually making a profit, investing in rental properties takes many steps. A person that is new to the process may feel a bit overwhelmed. In order to reduce risk and increase your chances of making positive cash flow with real estate, here are some tips on picking a home.

Good School Zone

A good school zone will always attract families. Many families will be able to purchase homes in the area but some will have to rent a while in order to get their finances in order. These are the types of people who will stay in a home for 2 or 3 years and be potential good tenants. Focus on schools that have high standardized test scores and achieve well in the areas of math and science.

Avoid High Crime Areas

This may seem obvious, but it needs to be pointed out. Homes in areas that are subject to more than average rates of crime will be tough to rent out. Furthermore, the crime rate will drop the rental rate. This can cause a breakeven or even net loss on the monthly cash flow.

Demographic of Neighborhood

Each neighborhood will have its own miniature set of demographics. A community next to a college or university will likely be made up of homes rented almost exclusively to students. An older neighborhood with higher priced homes will likely have couples that are middle aged and higher. Study the neighborhood carefully to make sure there is an available market of tenants that fit the demographic.

Employment Opportunities

Another factor that can heavily influence the profitability of a rental property is the number of available jobs in the nearby area. A new factory, expanding hospital or growing university are places that will add on more people and need them for full time work. Many times people will obtain a job first and then start looking for nearby homes to rent. Sometimes these people can be short term renters but it is possible to find someone that locks in a home for 2 or 3 years.

Check for Vacancies and Homes for Sale

For a new subdivision that is under construction it is common to see multiple signs indicating new homes for sale. However, for an established neighborhood, a high number of for sale signs is a kiss of death. This typically indicates that the area is on the decline. An even worse condition is the presence of several vacant homes. These are homes that have been abandoned for various reasons. Steer clear of these areas in your own best interest.

Be on the Lookout for Problems from Mother Nature

Some areas are more prone to natural problems than others. Issues like flooding, mud slides and tornadoes seem to be attracted to certain areas. The insurance for properties in these areas can be quite high and chip away at the monthly cash flow for the property.

Finding a good property based on these guidelines does not automatically mean that your home will be a cash cow. However, it should increase your chance for success in a very lucrative type of investment.

Columbus Ohio is Buyer Friendly

Columbus Ohio is one of the top 10 cities in the United States in which to buy a house, according to http://www.NerdWallet.com, a website designed to provide financial advice and data for young people. The site considered three criteria - availability of homes, cost of living and anticipated growth (measured by population & job growth). Columbus just made the cut at No. 10with these coments "Columbus is a great place to settle down and buy a home, with its low cost of living. This college town (it's home to The Ohio State University) has a laid-back Midwestern vibe." Topping the list was Fort Worth, Texas, followed by Charlotte, N.C. and San Antonio. Indianapolis, at No. 8, was the only other Midwestern city on the list.
