Hey Gang! Just a quick tip. Do NOT put the seller loan number in the subject line in an email that you are sending to a negotiator at BofA. They are told to delete any email with loan number in the subject line. You're okay to put the L/N in the body of the email.

Makoto, I learned that the hard way a few months ago and it cost us a loss of a short sale that went to forelcosure!!!! We could not understand why no one was responding to any of our e-mails. WE kept calling because we knew the foreclosure date was coming up and long story short someone at B of A finally told us that they were told to delete and NOT respond to any e-mails with the act number in the subject line. We were supposed to be on hold on the foreclosure and B of A supposedly had told the lawyers office to stop the sale. They did not and it was sold and B of A said we made a mistake and there was nothing they could do to resolve it.
Interesting Makato. I was not aware if this but it goes make sense. The emails from BofA always have a blank subject line. Security issue. Thanks for giving us the heads up on this
As for what does work in the subject line, I just reviewed an email I got yesterday from a B of A negotiator and it has the borrower's last name and the street name (not the street #) of the subject property. Apparently those 2 pieces of info are enough for ID purposes but aren't too private! ;-)
I heard about this a few weeks ago. Has to do with security reasons from what I was told.
Interesting when we have been hammered by all other lenders to put that in the subject line.
So, on your Short Sale checklist you need to add:

___ Ask Lender/Servicer how do they want the subject line for emails written. (Loan number in subject line, street address with no street number, etc)

Thanks for the heads-up on this. I was skeptical (is it not logical that my negotiator would have mentioned it in one of our numerous discussions since it's pretty important info?!), so I emailed her about it. She confirmed your info. Of course, I didn't think to ask what they DO want in the subject line, so thanks Kent for your follow-up.
I know I could not believe it when it happened to me because I kept wondering why they kept losing my things and they kept telling me when I called they did not know what is up. That is why I am so grateful to Wendy and her gang for putting this great forum together!!!

That's only when you have an assigned negotiator and you got his/her email address?

besides that they want everything by fax. Now with Equator is different story beucause you have to upload all the cr.p again that's ridiculous.
We are using Equator for the first time so the verdict is still out and I tend to slant towards the positive side so we will have to see. I do know that it took much of my assistants day on just one case. I think the issue is that some answers do not fit neatly in a circle but as most things we will wade through it. I am happy to announce that I have one B of A which was an olympic event closing tomorrow and one with Litton Services closing and both were short sales. Litton was a dream to work with!!!!!

This is a good tip, since B/A said they don't want it there and will delete it.
Indymac is the opposite. They tell you to put the loan # in the subject line. Just depends on the bank.

Hello Mako, blah blah blah...

Even if they send you communication that has the loan number in the subject, remove the loan number when you reply.
