Buyers & Buyer/Broker Agreements!

Well, I lost buyers today and I figured I'd vent here to all of you.

There's been times when I've stopped working with a buyer before. Sometimes I fire them and sometimes I refer them to someone else, depending upon certain factors. But today, I just lost em.

We've been working together for about 5 months and I've shown them quite a few homes in several areas. I've held their hand, helped them secure financing, explained the options and used my expertise to educate them in… Continue

BPOs for loan Modifications and Short Sales need Agent Involvement!

When listing a Short Sale one of the most important things during the process is the BPO (Broker Price Opinion). For those of you not familiar with these it is somewhat of a mini appraisal done by a Realtor to help advise the bank of the market value during a loan modification or short sale. It is important for the listing agent to meet the BPO agent to assist in providing detailed info about the property and it's value. You never know what the experience level of the BPO agent is. They might… Continue

WHY DO I WANT TO DO SHORT SALES?

I want to be SUCCESSFUL at Short Sales because I WANT TO BE PART OF THE SOLUTION for all of us: distressed home owners, neighborhoods and the economy.

Short Sales are less detrimental to everyone.

Both Sellers, and Buyers, need Real Estate Agents educated in the Short Sale process, trial and error experiences are not enough. We must understand the expectations of the Lenders and meet them.

Sellers need to know there is another solution, other than… Continue

Short Sales.....made painless

I know, I know, anyone reading this has got to be saying...yeah right..a painless short sale? But it is true that a short sale can be painless provided that rules are followed and a few tools are used.

One of the most important rules that I impliment is that my sellers are in the game. I explain that at times it may seem that I am demanding, and asking for more and more documentation (ie. paperwork), but I am just the messenger and at… Continue

Why I want to do Short Sales

Contest Entry

When I became a Realtor three years ago, it was after nearly 30 years in a variety of sales and marketing functions.

It is my firm conviction that Sales is a noble profession. People often roll their eyes at me when I say that. They are, clearly recalling some experience they have had with a slimy salesperson who was focused only making the sale at all costs with… Continue

Why I help Kansas City homeowners negotiate Short Sales--and how they could go better...

I have heard it said that FEAR is the great motivator.

My experience has been that fear can cause homeowners to become professional AVOIDERS. Dodge the phone, leave the mail unopened, don't answer the door. And, I totally understand that fear and motivation to stick your head in the sand. I have been in financial trouble, and even faced foreclosure. When my daughter was born and needed a lengthy ICU stay, I thought it would bankrupt my family. We had massive medical… Continue

Aurora Loan Services Offer - Too Good To Be True?

A homeowner recently emailed me quite concerned about a letter she received from Aurora Loan Services. She had a second mortgage with them for $29,700 at 12% interest. She had never been late with her payments and was not selling as a short sale. The Aurora letter stated she could pay her loan off now at about one-third what was owed, and would have no further obligation on the note!

Dear Customer:

Aurora Loan Services, as a servicer of your loan, has been authorized by…

Bank of America has contracted with Titanium and Bank of America assigns the short sale to Titanium Solutions.

You will have to sumbit the whole package again to… Continue

Will the Seller be asked to sign a promissory note?

Possibly. I have found that more times than not the Seller is not only willing to but wants to make a cash contribution or sign a note to get the deal done. It helps them to feel better about their situation. Most people WANT to pay their bills and honor their obligations.

Our job as Short Sale Agents is to give the Seller the facts and let them make the decision.

Here are two responses recently received from… Continue

"Day in the Life" of a Destin Short Sale Agent

Just one of my normal days selling real estate and short sales in Destin, Florida...

Buyer agent emails me to say buyer is “walking” if no response from Niceville short sale lender this week.

Another buyer agent calls me to say buyer is “walking” by October 31 if no approval given on Destin short sale condo.

Another buyer agent calls and emails me three times asking when the approved Bank of America Santa Rosa Beach short sale can… Continue

Will Destin Short Sale Lender "Pay" For The Privelege- And Make NOTHING?

This is a first for me. As a short sale listing agent in Destin Florida, I have a parcel of land for sale in a ritzy golf course community. It is in a newer gated neighborhood where building lots used to fetch over $200,000. When I took the short sale listing at $90,000, it seemed realistic. But the lot market near Destin has steadily declined, fluctuating between a 3 and 15 year inventory in the past two years. That means it would take at least three years to sell out all the lots for sale at… Continue

When NOT To Take A Short Sale Listing

Today, I turned down a listing. It was not easy. It was a short sale. When listing a short sale, there are certain parameters that must be met. Here they are:

1. The seller must allow you to set the price. You know the market.

2. The seller must allow you to adjust the price based on your judgment.

3. The seller must provide all financial documentation necessary to complete the sale in a timely manner.

4. The seller must authorize you to speak with… Continue

Bank of America Approval Letter - Version 2 - What Deficiency?

Alas! There is more than one version of the Bank of America approval letter. One without the dreaded "deficiency" reference. Mind you, not stating they reserve the right to pursue a deficiency may not mean Bank of America has given up that right, but it does cause less trepidation.

Deficiency... what deficiency? My theory - they are leaving out the deficiency reference, but not "forgetting" about… Continue

Would You Let a "Flipping" Investor Negotiate Your Short Sale?

I sent out a listing agreement a couple of weeks ago for a Destin Florida condo. This was a Bank of America short sale, and no payments have been made for 9 months. I never received the listing paperwork back, so just wrote it off.

Today I got a call from “Clyde”, who said he was a licensed real estate agent in the sellers' home state of Georgia and knew them personally. He was helping the sellers with a short sale of their primary residence. Clyde said the sellers still wanted me to… Continue
