I'd do phone so you can control the tone. To me an unsecured note vs. a foreclosure is a no-brainer. Good luck and let us know what he says! ;-)

Suntrust asking for promissory note for $80/month for 100 months- per Fannie Mae, to covr $12,000 past due HOA fees. Wish me luck!

Suntrust told me they are now backed up and taking FOUR weeks to recognize short sale faxes in their system erggggggg
