Servicing Transfers to Ocwen
o Ocwen will honor all non-expired short sale approval letters issued by the prior servicer. An
approval letter reflecting the originally approved terms will be re-issued on Ocwen letterhead
when the loan is transferred .
o Short sales in process but not approved by the prior servicer will require an Ocwen short sale
package to initiate a new request .
o All Authorized Third Party information provided by the prior servicer will be uploaded as part
of the loan transfer process, so as to minimize disruption to the communication process.

I have an Ocwen 2nd and they were awesome.  Approved it with my first buyer very quickly.  When Buyer one walked they approved Buyer 2 within 2 days.  When the first (Aurora) took forever to approve  Buyer 2 Ocwen called to let me know the approval was expiring and that  I needed to send in an updated HUD.  Once I did, I had another approval within 24 hours.

closed one last month.  Yes it was a success in the end but not without jumping thru a ton of hoops.  I escalated the file using the contact listed on this site and I did get quick results. There are a few things that I want to share that they do not tell you about.

When they say that the closing costs cannot excced 8% of the sales price (they will and do go to 10%) they don't tell you what that includes. They just send a denial letter via email and fax, no one calls!  Here it is... Lines 502, 508, 509 and 511 of the HUD make up that figure...very important to know.

Started out as HAFA and thru escalation got a negotiator to speak with.  Fell out of HAFA and then just got some random person.

There is absolutely NO WAY that they will EVER postpone a sale date.  When buyer 1 walked, we were about 45-55 days from the foreclosure date.  Got a new buyer right away but they conveniently dragged their feet, time moved slowly and we were then within 40 days of foreclosure.  OCWEN'S rule is that if we are within that time frame (even tho it was approved HAFA the 1st time) they do not have to approve thru HAFA again and they sent it thru traditional short sale.  Still closed before the deadline but my seller was out $3000!  Look up Ocwen's short sale rules.  They had the authority to make that modification to the program as they arent' officially a participating servicer.

I vowed after my first Ocwen SS in 2008 to never do one again and this was the first time I had encountered and agreed to take one since then.  Knowing what I know now and using the escalation contact from this site...I MAY do another one.  Against all odds we got it done so it is possible.

Looking around for a piece of wood to knock on for what I am about to say, I have had nothing but good short sales with Ocwen, love that they allow me to email the package, love the quickness I have had...except, you really need to be assertive with pricing or net proceeds back to to them, sometimes they expect a lot more than the property is worth however, they have worked through disputes with me and my first Ocwen short sale was in 2001...who would have known back then...we would be devoting a whole entire section to this servicer 10+ years later!

I would have had one on March 6, but at the final walk thru I noticed flooding occurred.  Suspended closing until we can work something out.  This is a 1st with Ocwen, 2nd Saxon investment property and on the original approval letters both waived deficiencies.  Now, I'm hoping we still can close as the buyer is still wanting the property but under different terms.  I'll keep you posted :)

Hello All,
I am new to this Blog. Can anyone direct me to a complete Ocwen short sale package? I want to proceed differently this time and hopefully get to a happy conclusion. Any tips or tricks would be greatly appreciated. This Blog has been very helpful. Thanks to all that take their time to offer advice.
