That is how I've seen their approval letters with deficiency language verbatim.

@ Albert,

We received a Short Sale approval letter but there was no mention of the deficiencey except as it relates to possible tax consequences.  I am concerned beause there is no specific deficiency waiver  in the approval letter.

 

As far as filing a withdrawal notice is that something I should do?

and 2, the waiver clause with promissary note, is that something I should request from NationStar?

file a withdrawal of the Notice

waive any remaining deficiency balance in consideration for all borrowers executing the attached promissory note. No Funds are to be Released to the Borrower.

The attached Promissory Note in the amount of $0.00 will need to be executed.  The original signed Promissory Note must be forwarded  with the net proceeds along with a copy of the final settlement statement.

Unfortunately, Nationstar doesn't do anything....fast, that is...They are the absolute worst right now.

Hey guys, does Nationstar do any type pf "preapproved", as to price shortsale, or just the traditional route?  I have a homeowner who got the offer/request letter to do a shortsale, with up to $7,500 relo money.

It does not do anygood to call. All they tell you is they will get to it, that they are really busy. I went almost a month without any correspondence of any type, sending any where from 2 to 4 emails a day, and calling every day. When I finally got a reponse, they are once again asking for all the same info they have already received. Make sure everything you submit has WET signatures. They will hold on to the file only to come back as this is one of the items that they are requesting.
