I've looked through a ton of comments on here and I do not see any supervisor or "higher ups" contact info. Would anyone happen to have that? I have a negotiator that just does not respond, cannot get him on the phone and my deal fell apart due to his lack of response. I sent the HUD for final HUD approval and he decided to just not answer me back and still hasnt and now my approval letter is expired. When I call into Nationstar; their customer service reps cant help or wont.. a supervisor is never available.. etc.. just mind blowing.. any help is appreciated thank you all.

Does Nationstar use a generic 3rd party authorization or do they have a Nationstar specific form, like BOA? I looked at the forms above and didn't see one, I reviewed every pdf they sent me, didn't see one, so I'm sending the car form. Any insight would be helpfull.

I spoke to someone at the Nationstar Mortgage Customer Service line, who tipped me off to the upcoming acquisition. She did not give me any more details. It also could be that she was talking more about standard loan servicing departments, rather than for short sale accounts, or she may not even know those details yet.
Thank you for the form, but I am the buyer, so I won't be able to use that myself. The selling agent has been on top of this file very well. Escalations have been requested a number of times, and everything required in Equator is uploaded very quickly after the task appears.
We just heard that they now have requested final numbers to be signed off by the seller, and that the decision should be finally in on or before Nov. 16th. We have heard this multiple times before, but it is the most positive news we have heard, so far. Now, it just needs to become reality, and all will be right again!!

Hi Sean - Have you heard who will be there new acquisition? They have a Realtor Assistance Desk - the escalation request most come from the listing agent - email me and I can send you the form to complete. I have had good response from this so far, but you need to allow the negotiator 5 or 7 days (can't remember) to respond before reaching out to them.

I am guessing it is not a HAFA short sale, because one of the Equator tasks was to upload a letter from the seller stating they are not, and will not apply for a HAMP loan. As always, I do appreciate anything posted like this that could be a "Gotcha!" that we have to look out for.
If this is a HAFA short sail - contact HAMP. They have had many problems with Nationstar.
Refresher and update:
Thu., Oct. 25 - The 10th business day of the "7-10 day" timeline that Nationstar gave as when the final decision would be made.
Fri,. Oct. 26 - Nationstar told the selling agent the file would now be out of BPO review on Monday Oct. 29 and would go back to the Negotiator for a final review, and then off to the investor for approval.
Mon., Oct. 29 through Nov. 1 - Nothing
Fri., Nov. 2 - Heard the only Equator tasks now are for updated verification of funds to close, and an updated preapproval lender letter. Nice huh? We'll see.
Mon., Nov. 5 - All updated docs uploaded (may have been done over the weekend)
So far, nothing else at this point.
Fri., Nov. 9 - will be 120 days since offer on the house was submitted
Thu., Nov. 15 - will be next Trustee Sale date (3rd...been postponed twice already)
The next news won't be too much of a surprise to you, but I just found out that Nationstar will be taking on another acquisition in December, so they will be even more buried next month. I have no concept of what their business model is designed to be, but it is crystal clear that it is not designed or intended to be based on their forecasted workload. I don't get how they are able to acquire so many of these mortgages for servicing!!

We've been in the same boat - Nationstar "submitting for approval". Our purchase price is $10,000 over the appraised "notice of value". Nationstar themselves have pre-qualified our buyer, as our buyer went with them in hopes of expediting the sale. We are going on 3 weeks now with our buyer "pre-qualified", with zero movement. The negotiator is impossible to reach. All I'm told is that Nationstar is "overwhelmed" with files. Getting to the point of being ridiculous, but it is a short sale and to be expected, I guess.
